I moved into Riata in 2005 and loved it. Friendly, tidy, safe, etc however lately it has been going downhill. I move din with new carpet (plus) have gone the whole time without staining it. The maintenance comes in and stains the whole carpet with foot prints that professional cleaners may not get out. I'm not sure if the maintenance were part of Riata or some other crew but when I had let them in (on way to work) there were no "official" Riata resident accompany them (as stated in lease) Neighbors have been loud and obnoxious with parties, slamming of doors, walking heavy (and I live on the 3rd floor!!! still have vibrations from others). When lease was up and I mentioned this to head manager of village I had received an additute stating, since I never mentioned and was a complainer before they won't assist on the increased rent. (Note taken if I complain and nag they will help' Odd times I do I still receive additute) the 24/7 computer lab is handy except for when the printer has not paper and there is no paper available for me to replace with. They leave one package from close of business till some point the next morning. Also, it is hard to get a computer when you have little children playing games on it and you need it just for a quick print. The gym/fitness center is nice. It has lots of equipment and not up-decorated with mirrors to make it seem larger. The downfall is the classes they claim they have; have slowly started to be charged per class instead of complimentary. The monthly activities are nice and I am hoping due to holidays still going on thru Feb (') that is why activities are down. Plus, even with comments it would be nice to see healthier activites/social events take place ontop of free alcohol and unhealthy food parties (don't get me wrong I love those but really hard to visit with anyone when they are centered around items you are trying to better yourself from".) Parking is nice but i do admit I am notorious for being a double parker. Reason being when I don't I end up with car damage (gone for 2 weeks come back looks like someone skidded across the back of my vehicle). Also,a little tighter now since there was a request for covered parking which are not even being fully used. The car wash stations would be helpful if the they actually had nozzles on the end of the hose to get the water out and could move more that just 1/4 way down the car. Sure there is one on each corner of the station but I still need to wash the center of the car. And what is the point of the vaceuum when it does not work' When contruction goes on carefull where you park, I was finding sheetmetal strips and nails in the parking lot.
All in all it is an OK apartment but quickly becoming overpriced for what you receive and additute you get from the managers.

Small parking spots is a trend in Austin. But is your car really that big that you can't wash it in the car ports?? Also, they remove the nozzles from the hoses because they don't want people freezing the pipes. They only do this when the weather gets really cold, and if they forget you can always call the 24 hour maintenance.
