I've lived here for a little over a year and have a few months left on my lease. Riata is just 'okay'. It's a little pricey if you don't use the amenities and classes. I've tried to go to the gym--but often there are not lockers available in the womens locker room, so I go elsewhere. We live at Woodtrail near the pool and it is AWFUL some nights. It's loud and people feel like it's okay to party at 2am. I don't understand why they don't lock the gates after midnight since the pool is supposed to be "closed" at that point. We've complained numerous times and had to call for WEEKS before they finally told us to start calling the police, it wasn't their problem. They supposedly have "courtesy officers", but apparently they are never on duty overnight. I was completely disgusted by their lack of customer service regarding this issue. The problem went on last year too. Telling tenants "it's not our problem", is absurd. We were nice about it the first few times (they kept telling us they would send out the courtesy officer, and weeks later told us they rarely do that because they aren't on duty overnight much). Then they got annoyed we kept calling and told us to go out there and tell the people to be quiet(this happened several times too). I can deal with a lot of noise and I even wore EARPLUGS and was still woken up. The gate is broken a lot, the grounds are very clean(took only about 36 hours to make it look nice after the hail storm of 2008), parking is fine, and the pools are kind of dirty.

Ohh they have duty officers. That was my problem the only time they appeared was to pass out parking tickets; which was unfair since it was taking a friend to their room since they were unable to drive and there NO spots. what a joke.

I can second that on the officers. I was just (quietly) using the grills at the main pool after hours one night with a few friends and within minutes of arriving we were approached by an officer and asked to leave. Granted this was about 4 years ago so maybe they don't have them patrol regularly anymore
