It's a great location to downtown, but not worth it at all. It's constantly noisy, people are always in the pool letting their dogs run around inside the gate and sometimes jump in the pool. I'm highly allergic to dogs so I don't go swimming because you can just see their hair floating in the water. People are always out there smoking weed in the pool during the day and all night (until 6am sometimes) and the management doesn't seem to care. Homeless people are wandering around the complex in the middle of the night. The inside of the apartments are gross, there is mold everywhere and I'm fairly certain I've heard rats in the walls (I'm not sure what else it could be). They don't have any assigned parking, so when they have massive parties, you cannot find any place to park. They don't enforce their "parking by permit only" policy. Sometimes, I just want to call a tow-truck in to get rid of the cars so I can find a place to park. The washers and dryers are a gamble, you never know which ones are going to work or not. I know of at least 2 dryers that haven't worked since I moved in. I cannot believe how rundown this place is. If they were to enforce some of the "rules" they say they have, it wouldn't be so bad, but they don't....

Hello Anonymous, I am the Community Director and I just wanted to respond to your post and assure you that I do care about my property. I sincerely apologize for any inconvenience that you have been caused and I encourage you to come by the office to further discuss the itmes you mentoined in more detail. I would like to point out that since we replaced all of the pool furniture, the pool and pool area have been kept extremely clean and dog free. Unfortunately, we cannot "police" the property 24 hours a day and we do ask that if any resident sees any illegal activity going on that they contact the Austin Police Department. The City of Austin has quite hours from 10 pm - 7 am that can be enforced by the local authorities. You can also contact the our answering service to file a report with the office after hours. Since our community is not gated we cannot control the access of homeless people walking through our property, however, if we see them during the day we always ask them to leave the property. Unfortunately, mold grows everywhere and if it is present an apartment the resident must notify us immediately so that we can remediate the area. We do in fact have permit parking and we do have a towing service that periodically drives through the property, however, if anyone sees a car without a permit they are more than welcome contact the towing company. The laundry facility was recently painted and has new flooring, and we had all of the washers and dryers fixed. We use a 3rd party company for this service and we have a maintenace contract. If there are ever any issues, the office needs to be notified so that we can call the company to have the machine serviced. Every resident reads and signs the community rules at the time of move in and we encourage residents to meet their neighbors and get to know them. I hope my response sheds some light on my managment syle and I hope that you will come in a speak to me in person (assuming you still live here) so that I can listen to your suggestions try and address some of your concerns. I live at Riverside Apartments and this guy is exaggerating these issues to an absolutely ridiculous degree. It is a great place to live. The management staff are very personable and from what I have experienced provide great customer service. Yes, the property is older but the maintenance staff works extremely hard and responds to service request promptly. It is not managements fault that some residents dont abide be the community rules. Parking is not a problem at all and whenever a washer/dryer isn't working, I tell the office and they have it fixed within a few couple days. If you like living close to downtown and don't want to pay $1200 dollars for a one bedroom, this place is great!!
