I live in a 1/1; and my rate is 500/month; now, i wanted to live in the north austin area, and didn?t want to pay more than 550 a month for a 1/1; there are plenty of nice apartments in the 600 range, but since i tend to only sleep in my apartment, i don?t see what?s the point of paying that much money just to have a bed and a roof over your head.
I found this place and moved in into a new unit in may 2003; i had to pay an initial fee for the electricity as is done by some co-op type of company; they said it was cheaper than austin utilities, but my first summer bills were higher than i expected. The bills were in the 70-80 dollar range; at first i thought i was overdoing it with the ac, but i asked several of my friends that live in 1/1?s and their bills were in the 60?s range; granted, they have washer and dryers in their units, and i even have a friend that keeps his ac in the 60?s all day long and his bill was in the 70?s; i don?t have a tv, no washer and dryer, and i keep my ac in the mid 70?s; i figured this was odd so i put a notice in the complex, and they came in following day, and said i had a defective ac unit; unfortuanately by the time this all happened the summer temps were coming down so i wasn?t using my ac as much. Now my bill is in the 40?s range; so my biggest complain was the electric bills, but it seems i had an ac that was defective and that was doing most of the damage to my bill; i?ve asked couple of other residents about their electric bills and they have no complaints.
I suppose b/c of the cheaper prices this apt attracts family type of individuals; this means kids running around mainly on the weekends on the parking lot, but this is really not a problem.
I cannot complain about the service since the two times that i?ve needed something i got a prompt response. Another observation i make is that i lived in the apartment complex, the lodge at stone oak ranch; they are supposed to be a bit more luxurious, and their entrance gate, many times it remained open---specially late at nights; at the riverton is a bit shocking to see that their gate for the most part actually remains locked, which i find it hilarious since the more luxurious apartments have a hard time keeping them closed or keeping them unbroken; of course gated concept only gives a false sense of security as anybody can tailgate anybody, but at least the gate is there.
They recently were finishing construction on some high school stadium right next door, so the noise level has decreased. The property is kept fairly clean; on mon, wed, and fridays you can leave the garbage on the curb and they will come pick it up by 9am or so; i?ve seen people leaving it on other days, and even with that factor, there?s no thrash flying around; i?ve seen lots of dog poops laying around and i?ve gotten notices in my apt saying that owners should pick up after their dogs, but as mentioned before, i?ve lived in so called luxury apartments and this was always a problem; given the price i pay here, i would say i don?t see as much poop as i would expect to see.
Overall i?m pleased with this place because i?m in a brand new unit; haven?t had any complaints except for the electric bills that were high, but now they seem to be normal since my ac has been off since summer temperatures went away; at first i was annoyed by the kids runnning around on the weekends but now i guess i got used to it; inside my apt nothign has broken yet, except for the defective ac unit which was promptly changed! As far as thefts and such, haven?t had any bad experience with that; i?ve seen some shady characters in the pool area, but so far, i?ve kept all my possesions.
The gym is small, but kept clean; even the cold water tank inside the gym has water in it, except perhaps for sundays, but that?s a good sign that says that they try to keep the place well maintained; so for the price i pay, i?m impressed with what i see b/c i?ve paid a lot higher rent in so call luxurious apartments and the standards were the same if not lower!
