Great place to live, if you like landfills and methane.

The apartments are generally well kept. There are hardwood floors in the kitchens, and the property underwent MAJOR renovation in early 1999.

What they don?t mention until you sign a non-disclosure agreement with your lease, is that the property was closed shortly after being built in 1984 because it is built on a "moderate risk industrial and biological waste" landfill. If you tour the property, be sure to ask about the methane vents near all the lightposts toward the rear of the property.

On warm nights the smell is nearly unbearable, and without a good filtration system, the ground water is virtually undrinkable.

In the 7 months since moving in, there have been 3 vehicle break-ins in front of my building, and 17 total, on property, I?m aware of.

The rent is excessive for the neighborhood/quality of management. The property manager is generally rude once you?ve moved in, and none of the neighbors I know have had a decent experience with him. The remainder of the team is courteous, but forgetful and powerless. So get everything you talk about in writing, or you?ll be talking to a wall when you present your story to management.

The walls and overall construction are hearty, and I?ve only ever heard one neighbor, who was evicted shortly after moving in.

The grounds are relatively well kept, though all the sprinkler systems are either broken, or left above ground (ask to take a tour near the 2nd pool).

No jacuzzi. The "gym" is usually a mess, and has a TV with no reception. The laundry rooms are unkempt, charge $1/load for about a 5 gallon tub and always smell of mildew.

Overall, it?s not the worst place I?ve lived, but they could do a great deal more to keep their tennants.

The property has been up for sale since 1999, and I spoke with the realator, who states they have had inquiries, but after hearing about the landfill and other waste contamination issues, always seem to back out.

Also, if you?re interested in DSL, the office will tell you it?s available, but the phone company, and 3rd party providers make it clear you're between 6 and 400 feet outside range for anything but the low end service.

Cable modem usage is fine.

Heavy wasp and outdoor roach issues. However, they have a company that will spray your apartment if needed, so nothing gets inside. It?s a different story on your balcony though.

Location is nice, you?re within 2 minutes drive of I-35, HWY 290, and 183/Research
