I have lived at San Paloma since it opened or about. There are good and bad things mostly good.
I'd like to qualify my recommendation by saying I live under a show apartment so the noise level is extremely low. The noise from the other apartments are almost non existent. Don't know if this is from the people living around me or if it is the walls. I believe it is fire space in the walls cutting down the noise. Also there are double paned windows and thick sliding glass doors for noise and temperature control.
The management has been pretty reponsive to my needs. I get maintenance done within 1-2 days. I get things done that I didn't know they did - like change air filters by them. I have a small dog and they come in when he is alone without problems.
There can be a trash problem because trash is picked up at the door. Some people do not adhere to the trash pick up policy. When it gets bad the management staff starts fining people. What people don't understand is if the trash pick up schedule doesn't fit into theirs they can take it to the trash compactor at the far end of the property on off hours. The staff does wash and bleach the sidewalks in the breeze ways periodically.
When I have had a pest problem, whether it be crickets or june bugs, the exterminator is called and it improves.
Did have a neighbor that was questionably having some drug dealing issues. Told management and as of 2 days ago the neighbor is gone.
The 2 problems I have is that the gates break easily especially when it rains. It seems like they try to repair them quickly though. I park my car next to the building and haven't had it broken into. The area is getting more traffic and will be in the future as a I-35 exit will be attached to Tech Ridge Blvd. next year. Would like to see the security gates work better.
The other problem I have is that when I moved in the pet limit was 30 lbs. Now I see larger dogs. Big dogs scare my little dog and me. Also people don't always stick to the leash law.
This is a very large community with over 500 apartments. There are people from all over the world here which gives the place some diversity that means different cultures have to try to coincide. Not always easy for a lot of people.
I call 311 when the noise level is unreasonable and I have only done that 3 times in 6 years. My break off is after midnight Sunday through Thursday and after 3 am on Friday and Saturday night. If I know the neighbor slightly I will politely ask them myself to be quiet or use a leash.
There are some very nice benefits in living here. It is close to the freeways and convenient to anywhere in Austin. Even though I don't use the gym or pool it always looks clean. Nice to have a computer room if mine breaks down. Love the trash pick up at the door. Gardening keeps the place looking nice even after a wind storm. Get a free spot painting and carpet cleaning when signing a new long lease. Rent has been stable and even got reduced once during the past 6 years.
A warning to new leasees: There are fees you don't know about. You pay a trash and water fee monthly (based on your apartment size and how many people in your apartment). Get fined for leaving out trash not on schedule (they go through the trash to find out who you are). Never had my rent late so I don't know about that.
