Merely OK, some upkeep issues

I've lived here for just over a year.
The bad: They changed management as I was applying for my lease, so it was a bit of a headache to make sure everything was set for move-in. The old manager seemed nice the first time I came in, the current does seem defensive and downright snippy sometimes, though I've never had any need to argue with her so I don't know about that issue.

I have had problems with maintenance requests being lost or not completed in the past (there was a small leak, somewhere in the roof that led to wall damage on my exterior wall). The first request was given to the answering service, but it was in the middle of a severe storm and there was nothing they could do at the time. The office never got the message, or lost it. The second request was given to a man in the office I'd never seen before. They came and looked at the damage and said they would fix the wall after the roof repair. Roof was repaired promptly, but it took a trip to the office to finally get the wall fixed after 4-5 weeks from the time of damage. The current maintenance man is very nice, and does a good job, but as others have said, he is overworked.

As far as safety, the stair railings are a bit loose, as are a few stairs. I mentioned this when I first moved in and they couldn't find anything wrong. The stairs are held on by bolts, some of which are rusted and missing nuts. I believe they need to replace all of the decks/stairs/railings. They are simply old. I've seen one or two buildings have had them replaced, so if you do check this place out, test them thoroughly.

The shower royally sucks and goes cold when my downstairs neighbors turn on their water. Pretty sure that isn't supposed to happen.

The good:
To their credit, AC repairs were always prompt as were lock repairs.
Quiet neighbors, the only noises I can hear from inside are the highway (my bedroom window faces hwy 71) and sometimes the neighbors talking outside. I have *never* heard my neighbors through the wall, and none of them have heard my very loud baby from inside theirs.
I never felt unsafe from the personal safety aspect. I've never seen anyone lurking, nor heard of any car break ins, though I've seen 1-2 listed on the police reports.
Lots of space, my living room and master bedroom are very large.
