This apartment complex was without a doubt the worst place I have ever lived. And this is coming from someone who lived in a dumpy, noisy college dorm (where my car got broken into multiple times) the year prior to moving into Shadow Creek.
The parking at Shadow Creek is TERRIBLE. It always felt like there was adequate parking for about 3/4 the number of residents... Parking is unassigned and none of it is even reserved for residents only, so anyone who got home after 7 pm (especially on fridays and weekends) was basically screwed. There was even a handicapped parking spot that was always parked in by cars without permits, and people always parked in the fire lanes. The management never did anything about this. But one night my roommate got home and he drove around the whole complex and there wasn't a single spot anywhere(!) so he parked in front of the maintenance shed rather than in a fire lane (against the law!). He went out to his car the next morning around 8 a.m. and they had towed his car! They didn't even bother to call us or knock on our door (they have everyone's license plate/car model on file).
Our neighbors were dreadful. The couple next to us was always screaming, yelling and throwing things and we could hear EVERYTHING. The walls and ceilings are extremely thin and poorly insulated. We could hear every step our upstairs neighbor took, and she was relatively quiet. You could even smell the food your neighbors were cooking- that's how bad the insulation was! There were always lots of people outside drunk and/or on drugs yelling at each other. Also, children would be walking around at all hours, apparently with no one to watch over them. There were also always random homeless people, both on drugs and with mental illness, wandering around. It was really scary because they would often surprise me in the laundry room- NEVER go in there at night!
The absolute worst thing about Shadow Creek is the management (or lack thereof). They were rude and unresponsive to our problems. I've already mentioned the towing incident (which by the way we got refunded for after yelling enough at the management), but they were also terrible about maintenance. We always had to report any maintenance problem 4-5 times before they did anything about it. And it was the office's fault- we eventually befriended a maintenance guy and he would tell us about how they never tell them about the problems. And each time we would re-call in a complaint, they would have no record of our previous calls or visits! They were totally unorganized! Once, our refrigerator door fell off and despite our numerous, numerous, numerous complaints, it took 2 weeks for them to do anything about it! 100s of dollars of food went bad since it didn't stay cold, so we couldn't eat anything that needed refrigeration because it all spoiled! They kept saying they would fix it but they never did! Eventually we pulled one of the maintenance guys aside and asked why they hadn't gotten to it and he told us the office NEVER mentioned a thing about it to them! The next day it was fixed- so if you have a maintenance problem I would suggest going directly to the maintenance guys instead of going to the office. Our electric bill was outrageous that month too. And when we renewed our lease after the first 6 months, they told us it was the same as our last lease and said we didn't need to read it except for the paragraphs they wanted us to initial. That was very sneaky because, as we found out when we moved out and didn't get all of our deposit back, there is a $50 fee when you renew your lease! They never mentioned this and refused to tell us WHY we were paying them $50... I've never lived in another place that did that! Moving out was a nightmare, the apartment manager refused to return my calls as to why they were witholding my deposit money and I had to practically harass one of the leasing agents before anyone would tell me! And the deposit money I did get back came so late it was after the state of Texas' legal time limit for deposit return! Another example of their lack of organization: once they told me my check for rent didn't go through and tried to charge me all these extra fees. I brought my bank statement down to them to prove I had twice the amount of rent in my account at the time the check went through. My bank had no idea why my check wouldn't have gone though. The manager kept saying she didn't know why my check didn't go through and I had to throw a big fit for her to do anything about it. She figured out it was their mistake and I didn't have to pay the fees after all. Yet another example of their lack of organization: when we first looked at the property, the leasing agent told us a certain price for a specific unit in the complex. So then when we went down to sign the lease for that unit, they claimed that it actually was more than that amount! I showed them the paperwork from before and they said the leasing agent must have given me the wrong price! They did end up giving me the original price but I had to sit there and haggle with them for it. Believe me, you will have to learn to be VERY aggressive (read: kicking and screaming) with the management if you want to get anything close to fair treatment when living here.
I repeat: this is THE worst place I've ever lived... but if you desire to live in the ghetto, surrounded by domestic violence, drug dealers, wandering junkees, terrible parking, and the worst management in history, then by all means move to Shadow Creek!
