It's a place that looks really nice when you come by and do a tour. And the rooms are in fact pretty nice, with washer and dryers, a 42" plasma, etc. Management isn't really so terrible, as pretty much everyone in the office has been replaced. However, living here is like living in a frat or sorority house. There are parties every single night, even during finals. The walls and ceilings are thin, I've had to deal with the people upstairs sounding like a herd of elephants. Especially once they got Rock Band. I also live on the same level as the pool and have to hear everyone's pool parties right outside my window when I am trying to sleep. Try to talk to your neighbors and you're more likely to get an eye roll for daring to speak to someone who's mommy bought them a brand new Porsche or BMW for college. Maintenance loves to come do random inspections without any prior notice. That being said, maintenance is prompt to respond to calls. Right now they are redoing the tile out by the pool even though its perfectly fine. I guess they need an excuse to raise the rent even higher. Also, their roommate matching scheme sucks. They don't ask you any questions at all about the type of people you'd like to live with. They just match you with random people, and I got to share a bedroom with a complete jerk all year. Honestly, though, I think this place wouldn't be so bad if it wasn't located in West Campus and thus overly inflated in price. 470 to share a bedroom in a 3 bedroom apartment is pretty ridiculous. Now it's going up to $545.

Also, don't expect to ever have friends who aren't in walking distance come visit you as there is ZERO guest parking. A parking spot in the garage is $900 a year. More of a west campus problem however. Same with 90% of the apartment complex being spoiled rich girls.

haha don't live in west campus then. If you didn't know what you were getting into by moving into west campus then go live somewhere else. Get a life and quit complaining.

Jefferson West is probably better than Jefferson 26 but is still not an enjoyable place to live if you hate being woken up by drunk fights, etc on any given night. At first you think it is funny and not so bad but the more the year goes on the more annoying it becomes. The gym equipment looks nice when you move in but then you realize half of it is broken (Stair-stepper didn't work for the year that I lived there). At the end of my lease they added a media room/study room for residence which seemed like a nice addition and they were maintaining it pretty well. Maintenance is okay; fairly fast at responding but if you have a serious leaking problem or mold problem they don't really do anything to repair the damage until you move out. They will replace your carpet no matter what because the carpet they use is so cheap it can't really last more than a year but don't worry it only costs about 30 bucks for them to replace the carpet in the smaller rooms. Mainly the annoyances are the noise and the lack of cleanliness brought on by the people who party every night (half of whom don't even go to UT). The BIGGEST piece of ADVICE that I have is to make sure that you know your roommates before you move in. I got stuck with a roommate that led a completely different lifestyle whom I did not get along with and the complex didn't do anything to help me despite my multiple complaints. Parking is okay for West Campus if you can get in the top garage (the lower garage is creepy late at night). But of course parking is going to set you back 75 bucks a month. Internet is included and is pretty good but sometimes when everyone is using it it becomes VERY slow. Also frustrating is that part of your rent goes to pay for a security guard who does absolutely nothing to control the noise levels. I have even heard reports o the security guard drinking and smoking with residence. WASTE OF MONEY. Also, the complex is not worried about fairness of pricing. I was in the small room for 650 (not incl parking and utilities) and my 2 roommates magically got their own larger rooms (that are designed to be shared) for much cheaper. That doesn't leave a good taste in anyones mouth, if they were worried about customer service they would have reduced my rate out of fairness. I have not heard of anyone that loves this place after living there for the full year. And I think that the complex doesn't really care because there are enough new people eager to live in west campus that think the complex will be "luxurious" and eagerly sign their year away. The complex is anything but luxurious. Rooms are dark, low quality construction, hallways are dirty (they only clean the 4th floor hallways so that new people will think its well maintained), exit signs are always knocked off and broken, stairways smell like pot, sometimes there will be random blood in the hallways or elevator, broken bottles after weekends, etc. No parent would feel right letting their son/daughter stay here if they saw how it really looks. Although half of this is simply the fault of the ppl who live in the complex and are completely disrespectful to others that live there. Oh and don't worry if you lose your proximity pass because the door to the complex is NEVER locked. This is everything I wish I knew before I signed my lease. Although I don't think any large complex in West Campus is any better. If you are looking to party like crazy go live in West Campus but if you want to focus on being a student and go out occasionally go live in North Campus/Hyde Park and find a small complex or house.
