Yup, what you're reading about the carpet cleaning and replacement fees, well it's true. Every tenant that moves out will have to pay a fee for either cleaning or replacing the carpet. That's b.s. because aren't they supposed to automatically change the carpet after moving out for the new tenant to move in' It's obvious that people are going to have normal wear and tear and even a spot or two that isn't removable, especially if you've lived there for 2.5 years. It's a managment cost, and it's part of being an apt manager. They write it off anyways, and it's not right that they take an expense of this sort and give it to the tenant. I'm reporting this to the Better Business Bureau for investigation.
