STAY AWAY!!!! This complex is going down fast and taking residents with them.

let me share a little list i have compiled.

Enclosed are tenant concerns for Stoneleigh Apartments.
1. Parking
a. A number of cars continue to take up two spaces no matter their size.
b. Cars are being parked in fire zones. Unloading and loading is understood. The cars parked in fire zones lately have been there hours if not all night.
c. Cars and trucks especially have occasionally used the open grass picnic areas as parking spots.
d. There are a large number of small car parking only spots. When those who have small cars neglect to use them by taking larger spots, that is when the large trucks and cars have no choice but to park in small car spots. This increase the chance of door damage, scratches, and disgruntled tenants keying or damaging larger cars on purpose. All of which have happened. It also seems discriminatory towards large vehicles. Maybe paint large vehicles only on the large spots and then enforce parking to its fullest extent. Or maybe send out a courtesy notice to all tenants asking them to park in appropriate sized spots to allow fellow tenants the opportunity to park safely and without damaging other vehicles.
e. The tow service never patrols and when called does not respond to reports of illegal parking.

2. Dog policy
a. Those with pets should have an addendum outlining the rules for having a pet. There is no enforcement of this policy. Dogs are continually let free to take care of business without supervision of the owner. Some of the dogs have been seen chasing people, children and cars.
b. Not everyone is using leases to control their dogs. It is understand how owners may have control and a level of training with their pets, but when two animals come face to face there is no way to predict what may happen.
c. Owners are not picking up after their pets and it is getting to the point that certain areas of the complex are starting to smell. When asked to do so by other tenants, vulgar and rude responses have been the reply. No notice to all tenants asking them to do so or warnings that they are violating the pet policy.

3. Pool this complex has a great looking pool.
a. But it is not at all clean. There is black mold and scum on the tiles around the edge. This continually gets into the water and on the tenants.
b. The pool water is dirty and cloudy. There is dirt all over the pool bottom.
c. The furniture needs an upgrade. With all the rent increases I do not see how it should be a problem.
4. Gym - needs to be upgraded in a few areas. Free weights are missing and one more treadmill versus an elliptical would alleviate some exercise timing issues.

5. Gates never seem to work more than a couple of days and tenants have repeatedly been stuck outside nonworking gates. A tenant has to wake someone up to drive to the exit so it opens in order for people to get in.

6. Dumpster area is a constant hazard. Children have been seen playing within the wall area and could get hurt or sick.

7. Tenants have been throwing trash from their balconies. There are beer cans & bottles, snack bags & boxes, food and misc household items. Beer cans have been witnessed by other tenants. When asked to stop, vulgar and rude comments have been the reply. Again no communication to the tenants to stop or warnings of lease violation.

8. Last point is Lack of communication between management and the tenants.
a. No notes, suggestions, warnings of policy infringement, or notice of changes are being sent to tenants. This is the only complex I have ever lived in where that was not done. Any of this letter for that matter.
b. No notice of rent increases. So when a tenant chooses to go in to renew there is a surprise rent increase. This is how the tenant feels. Now it is too late to make arrangements to move or even to budget for the new rent amount.
c. No notice of staff changes and new rules brought about by new management staff.
d. No notice of the lack of maintenance personnel. This is a courtesy that may prevent tenants from getting angry or impatient with the progress of the correction of maintenance issues.
