Nestled in a quiet corner of South Austin (you get used to the train), Sundance provides a quality place to live for a surprisingly competitive price. And Sundance is centrally located to all major highway and byways and just 5-10 minutes from downtown.

This is a privately owned property, no fat-cat corporations constantly trying to save a buck at residents' expense. The owners are family, literally. Since they own it, they take real pride in their work and it shows. Maintenance is always on top of things and they provide free filters for your heating & a/c unit.

Some cars got broken into awhile ago, but only the idiots who left cd's, cell phones, tools and other valuables in plain sight got hit. The crooks just wanted the stuff, to pawn for cash probably, and didn't even want the vehicles.

There is a courtesy patrol officer who is very nice, helpful, and always on the move around the parking lot. He is not a police officer but a deterrant. Since he started, there's been no major crime to speak of (The car break-ins occurred under a different patrol officer).

The neighbors are, for the most part, decent and mostly keep to themselves. Many tenents have been there for a long time (over 5 years myself) which speaks to the quality of care and service they receive. I don't intend to move out until I buy my own place or leave Austin.

There is a good variety of units available; 1/1's, 2/1's, 2/2's. W/D hook ups are available in all but the smallest 1/1. Patios on all units and lots of large trees provide shade and greenery. Nice pool and hot tub. Small workout room with equipment too.

If you're looking for "luxury living", go elsewhere. If you're looking for a nice, centrally located, quiet, accomodating and great valued apartment home, this is the place.
