First the positive:
*The location of Sundance is perfect for getting just about anywhere in Austin relatively quickly because it is minutes away from Ben White, I35 and MOPAC.
*The pool and hot tub are well maintained and for some odd reason usually empty, which makes it a nice place to swim and sunbath (although most of the lounge chairs are broken and do not sit upright anymore).
* Although I've heard it is not the norm, maintenance usually fixed whatever needed to be fixed in a timely matter, but you'll have to leave all the doors and windows open and light a scented candle (or 12) to get the rank cigarette smell out after he leaves. Also he is a registered sex offender, which they do not divulge at move-in.
*Sometimes there is chocolate in the office candy basket.
*Cheap-ish rent...but you get what you pay for!
The bad:
*Management is two-faced. They will smile and act all giddy and nice to your face, but will talk all sorts of s**t behind your back. I've heard this from many other residents and it is totally unprofessional and juvenile. When my roommate informed them that we would not be renewing our lease they told her that if she wanted they'd let her stay but not me because they thought I'd written a nasty review of the complex on here! ...I hadn't yet, but they must have thought I had reason to do so! The shyster part of it was they asked her not to tell me they'd said anything about me to her--my friend and roommate. Are we back in Middle School here or what' And if they DO actually have anything to say about you that is even slightly accurate it is only because they SPY on you and enlist other residents to do the same. The security guy(s)(they've gone through a few)are more like a Gestapo agents than anything else--I caught one looking in my window! Also their visiting pet policy is ridiculous--I was fined $100, a 1/3 of the full deposit, after I'd called to inform them that I was buying a dog and would pay the deposit as soon as the office opened (it was a Friday night). They said "no problem," but then after I ended up returning the dog after a single night they posted an addendum on my door and made me pay up, repeating ad nauseam that "there is not such thing as a visiting pet,"--even though it had nothing to do with my situation--and declaring that I'd been "seen" by more than just security with a pet as though I was trying to hide something.... Gestapo!
*The train is obnoxious--I was told it only came by "a few" times a day. Lies! The noise will penetrate your skull into the wee hours of morning.
*The carpets are disgusting. I don't know who they have "clean" them, but just vacuuming them brings the nastiness from the prior residents to the surface again.
*When it rains the stairwells flood and you have to either take a flying leap or take your shoes off and wade through. Seriously.
*Get a gym membership or a good friend who doesn't live here because otherwise you're likely to go without a shower or toothbrushing--the water was turned off more often than in any third world country I've ever visited.
Don't say I didn't warn you....

You are totally INSANE!!!! didn't have to move back to the D.C. area, I'd still be there. I lived bove the manager right NEXT TO THE TRAIN and never heard it unless I was outside, the water was NEVER off or out, and, as long as you aren't a total S**T yourself, the management treats you fairly and with respect. Like you said - you get what you GIVE, putz! It is a family business and they treat their residents like family.

This person is a psycho. I've lived here forever and the security has always been great. In fact the other night I was pulling in ans some shady guy on a bicycle approached me. Not long after he was starting to talk to me two security guys stopped and asked if I knew him or wanted to talk to him. When I said know they made him leave. Thanks guys. As far as water being off it was only off very briefly a few times for street repairs and we had plenty of notice and it was on a weekday during a short window for a day or so. No big deal. I'm glad they don't let other pets visit and poop on our grounds. It sounds like this person is full of it on that lame ass pet story. I'm sorry there are lame ass people like this in the world. Can you say negative anymore. Obviously just a miserable person and if you're such a light sleeper then why would you live close to the train anyway there are plenty of noise free units you don't have to sleep with the windows open just so you'll have something to complain about.
