I am so glad to have a place to let others know about Capstone Management!!! AVOID ANY CAPSTONE PROPERTY!!! I first moved to SS in the fall of 1999. I had looked at a 3rd floor one bedroom and was told that would be my apt. On move-in day, the key I was given did not fit the door. Come to find out, I had just signed a lease for the 2nd floor apt below the one I wanted. CLASSIC BAIT & SWITCH! And not much you can do about it on move-in day except just lie down and let them screw you! My kitchen floor has been peeling up since move-in day and has never been fixed! Next was two to three years of people living above me that made noise ALL NIGHT LONG, ie: tennis shoes in the dryer, vacuuming their apt at 3 am, a HUGE poodle that barked ALL THE DAMN TIME, running on a treadmill in the middle of the night, etc. I finally had to get an attorney and 7 On Your Side involved and then SS did move the residents to another apt. Then one year, I renewed my lease and SS didn't asked me if I wanted my carpet cleaned, they just sent the crew while I was at work. When I got home, my apt was ransacked and a brand new $150 lamp from Bombay was broken on the floor. SS did allow me to take the price of the lamp off my rent - big whoop! Items were stolen out of my apartment my second year there by the staff (the only other ones with keys to my apartment)Mangement denied staff had any involvement! Next, I paid for covered parking since the day I moved in. Due to bad record-keeping in the office, SS sold my space out from under me. When they informed the new resident that parking space was already taken, she started keying my car and yelling obsenities at me everytime I went out to my car! The manager did nothing. So my BMW was vandalized due to the leasing office making a mistake! And let's not forget the termites that are eating the exterior of my building. I informed the office and the termites are still eating the building. The staff treats residents like they are dirt and made to feel bad if you complain. In fact, by writing this review, the manager has informed me that they are not renewing my lease. I thought there was freedom of speech in this country, but the manager of SS always feels the need to retaliate when a resident rises up to challenge her. But actually this is a blessing in disguise!!! And I am making it a personal mission to inform every apartment dweller that I come across just how horrible Sycamore Springs is and how sorry they will be if they move here. The area has become VERY ghetto and I guess the low rent prices at SS attract all kinds of ghetto hoods! Or maybe having ghetto hoods around makes the manager feel more at home. One more thing, don't ever piss off the manager or you get very threatening letters from the office, as I just did.....you see, the manager has very little else in her life so it makes her feel better about herself to threaten you! So basically, if you can avoid this complex (or any Capstone managed property) do so at all costs! If you do decide to live at SS, just kiss the manager's ass like all her employees do, and I'm sure you'll do fine! As for me, I'm not much for ass kissing...never have been!

First of all, if you are so unhappy with this place, then why have you stayed for so long???? We just renewed our lease and are incredibly happy with SS. The staff has taken very good care of us and when we had any discrepancies over work done, it was addressed in a very timely manner. So, in response to your issues, I highly recommend that if you can't handle some of the issues with living in an apartment (i.e.- people above you) then MOVE OUT!!!

Wow....I was just looking through the posts to see if I would consider this place & I have to tell you - your response hasn't discouraged me at all. You sound very spoiled & egotistical w/ your random "Bombay" & "BMW" comments. Hey, I think you drop something...a brand name! If you can afford a $150 lamp & drive a BWM, why don't you get your priviledged a** out of Sycamore Springs so there can be more openings for people like me! You sound like a Brady Bunch kid who has had such a great life that he has to invent things to complain about...normal people wouldn't keep renewing a lease in a place they didn't like.

Ive been here since summer, iv'e see some "hip hoppers" drive out of here, but not late at night, I have walked the whole complex many a time in the eve, and sometimes late late too, I haven't seen anything suspicious, hear anything suspicious, and so, i feel pretty safe on this complex. The animals seem to be in control by thier owners, and the neighbors have been exceptionally nice, even the ones that just don't want to get to know you. In time everything gets worn out with use, but its the residence that is to blame, very few poeple actually take responsibility for thier actions in life. Nothing is for granted yet we still treat it that way. Taking responsibility for your actions is a lost art apparently. Who would want to do that? So, Ultimately this is why everyone puts down a deposit, because, those of use who are "unsavory" or "not socially responsible" make everyone else pay for the damages and carelessness of thier actions. Thats society today, either we work together or we get a neighborhood thats just not so beverly hills. So stop your bitchin' the neigborhood is based on the amount of cashola you bring in, that includes the hood. If you want poeple who care.. try integrating in the community, you'll we always attract poeple like ourselves to ourselves as well as visa versa. I give it two thumbs up at least for the time ive been here. If inflation/recession doesnt' get outta hand, ill be here for awhile!

Honestly, I've been in this complex for three years and I couldn't say anything bad about it. The apartments are nice, I've been in three different sizes over the last three years. First was a small one bedroom apartment, even though it was a bit cramped I enjoyed it. The service people were always nice and were always able to resolve an issue that I was having within two days TOPS. Not to mention they let me eek by and lie on my paperwork to get my dog to live with us (at the time of our first move in he wasn't old enough to be in the complex). The staff is unbelievably kind and I have nothing but kind words to say about them. The owner always helps us out in a bind. Even lets us turn in rent a couple of days late with no extra charges sometimes. Maybe you were so holed up in your sheltered life with all of your fancy ---- to notice that you were taking advantage of a good place. As for your upstairs neighbors, welcome to apartment living. People can do what they want (within legal limits) at whatever time they want. As long as it isn't a party or illegal activity. It's not considered disturbing the peace to run on a treadmill at 3 am. What if they have a night job and are used to staying up that late. You never know do you? Instead you huff and puff about how horrid of a place it is. Maybe they treated you like dirt because you acted like a selfish little child and didn't approach them kindly. You just came in completely headstrong and laid down what you wanted and when you wanted it like a little child. Angry and huffy. Grow up. You're glad to be rid of them? HA! I'm sure they threw a party when they tossed you out on your ass.

Those last two reviews are really fascinating explorations in fiction. People, neg reviews abound for this place for one simple reason, it's boarder line. They really have the potential to be great but they need to improve. Remember, the residents are the customers, not the other way around. The staff are helpful and they fix and maintain their property when it needs it? You're expecting a pat on the back for that, um, that's expected when you sign your lease with their management company. Yea for you for meeting the bare minimum. To be fair, I'm not a resident but I visit there often, I'd never personally live there, I do however love my own apartment complex, so I know it is possible to find a decent place to stay in Austin, just maybe not here. Fellas, if you're girl lives here, do her a favor and stop at Academy and get her a canister of mace. The hip-hop comment is dead on, the other element moving in can only be described as emanating quite possibly from Lower Alabama. Bonus points if you can stroll around the grounds whilst whistling "In the Ghetto" by Elvis. Gosh, I guess that makes me disgruntled huh. Proceeded with caution at this place.
