THE GOOD:
I lived at The Arbor at Tallwood for pretty much all of 2008. They charged me $680 for a good sized 1/1. You can leave the parking lot and be on MoPac or 183 in 2 minutes. The neighborhood is great: safe, green and usually friendly. I loved walking around near Anderson High and checking out all the cool old houses. There is a bar in the next door Holiday Inn, but it's pricey. Great public schools, if you have kids.

THE BAD:
I lived in the 8816 unit, which was on more or less the highest point of the property, and I quickly found out that not only would I get 1-2 minutes of hot water per shower max, but all of my neighbors had the same problem. I later found out that the community hot water system was grossly underpowered, and that there would never be reliable hot water until the place gets completely demolished and rebuilt.

THE UGLY:
Amy and Destiny lied to me for an entire year. I complained about the hot water and they would tell me "that's the first I've heard." or promise to send maintenance out the next day. Both lies.

THE RESULT:
When my lease expired they raised the rent by $30, so I left. On the way out I told someone in the office that I was considering taking them to a Justice of the Peace court over the hot water issue, and - surprise surprise - I wasn't charged the customary cleaning fee.
