I've lived here since January 2009 and I am happy thus far. There were a few things that were not to my liking when I moved in and they were corrected right away. I had an emergency on Saturday and maintenance was called in right away to take care of it, even though they do not work on the weekends. Henry, one of the maintenance workers, is very nice and said hi to me a few days later, I was surprised he remembered my name. I get home at night very late and feel safe. The gates close right away once you get in or out, thus, it's hard for people to get in behind you. The CARES team is great and puts on monthly events, such as Starbucks Coffee breaks or Saturday brunches. The office staff is nice and helpful. They really enforce "aesthetic" rules so you don't see an apartment with Christmas decorations outside in March or April or something.
The noise between my apartment and next door is minimal. I do have this one neighbor who is extremely loud when she goes up and down the stairs with her heels but it usually lasts a minute or two.
My one and biggest complaint is the parking. The people who live here do not know the meaning of the phrase "Small Car ONLY!!" I see Expeditions, Explorers, Jeep Liberties, Xterras, Tundras (you get the idea) parking in a spot that was made for a Civic, Corolla, Cobalt, Accord, Accent (again, you get the idea). This makes it extremely difficult for me to get out of my car when I get home late at night. Although the people who choose to own those gas-guzzlers are at fault for being illiterate, the office needs to do something about it and issue them a violation or something. There are spots near the back for large vehicles but they won't park there.
I've lived in a total of 6 apartment complexes in Austin and this is the best one so far. I'll likely renew at the end of my lease. I've had some horrible experiences so complaining about parking and a little noise is nothing compared to what I've been through before. My apartment sits near several trees and I rarely use the heat/ac because it's well shaded and insulated. My last electric bill was less than $30 and I use a lot of lights. So if you choose to live here, here are two bits of advice:
1- Factor in an extra $30 to get a covered spot. I am a tightwad and would much rather use the money to spend on an evening of fun but you may be more flexible than me.
2- Live near the back or middle. It's much quieter not having to hear the noise of cars and traffic on Brodie.
