Fantastic complex, but you pay every penny for it

Quite simply, this property is a nature sanctuary. Built into the land, as opposed to bulldozed over the land. It backs up to a wilderness preserve. It's surrounded by trees. Deer, red cardinals, golden cheeked warblers, and (supposedly) wild turkeys roam the grounds. All native Texas plants and trees, no nuclear-green manicured grass lawns.
The apartment units are top-notch. New construction, but to condominium specs (concrete floors, party walls, etc). Very energy efficient, including hydronic heating. Apartment staff are very helpful and extremely responsive.
The property was designed by Larry Peel (try google), whose properties are distinctive and sensitively designed. Truly a joy, and the management team matches the excellence of the property. Wow.
BUT: it's expensive. They know _exactly_ what they have here, and have no shame in pricing themselves _way_ over the market (in my opinion). They claim my 730 sq ft 1 Br apt's market rate is $1100 per month. I doubt it. But they also know they can fill up to capacity charging that much, so there you go.
Needless to say, this place is way out the price range of many people. Including myself. I moved here knowing it was more than I could afford, but I suspected I'd be moving far away from Austin, and had dreamed of living here for many years. So for 18 months, I lived in a dreamscape, and paid out the yazoo for it.
Again, they know precisely what they have here, and are pricing it accordingly. Whether or not it ever makes sense to spend $1800 per month or more on a rental apartment, I leave up to the reader (yes, you'll find those rates here).
