I moved to Marquis at Treetops after living in the West Campus area and was looking for a quieter, calmer place to live in north Austin, which is exactly what my experience at treetops has been. I have been here 4 mos so far and have very few complaints. Treetops is a quiet, convenient place to live close to multiple grocery stores, restaurants, shopping centers, and trails, and has easy access to mopac, 360, and 183. It is an easy place to get too and the traffic generally moves quickly. The roads can be difficult when it rains however; old spicewood floods and turning on to spicewood springs can get slippery.
We were originally looking at Marquis at Caprock Canyon, and were very impressed with CWS's policies. The unit type we were wanting was not available when we needed it however, so we decided on Treetops instead, which ended up having lower rates and were available at a better time for us. CWS has been a great management company, if you work for UT or Dell ask about the preferred employer program as you may not have to pay a few of the application fees or the deposit. The management has been very helpful whenever we have asked for help. The apartment is a nice layout (2/2), but since it is not condo grade, we can hear the ppl above us walking. The paint is poor quality, but you are allowed to paint over as long as it is back to the original upon move out. The kitchen in our unit could be upgraded, but there is plenty of cabinet space. HUGE CLOSETS! Additionally, we have laminate wood floors that have been fantastic for our dog. Living here so far, the only problems I have had are with parking, which is limited after 4pm, and with bugs (scorpions) despite having maintenance spray, but that comes with living in this area.
There are deer everywhere and the complex backs up on a neighborhood that is great for walking dogs or going for a run. There are also trail entrances less 50ft from the complex entrance. Pet rent is affordable compared to a lot of the other apartments i was looking at ($10 a month and a partly refundable deposit). I love that it is so dog friendly! Overall, I have been very happy living here. If you are looking for a place to throw loud parties, this is not the place for you. lGjq8RUBjvsZjkb5ueji

Hey, I saw your comment regarding the scorpions. A pest control guy told me that scorpions don't like the smell of lavender and I'd read a few places that some lavender at the entry ways might help. I don't know if its an old wive's tale, but it might be worth a shot since the worst case would just be that your home smells like lavender. :D
