I have been with the Palms through three management companies, and the new one is definitely the best. They have been very pro-active in improving the property and the staff are always very friendly. They are improving the buildings and updating the work out room (unfortunately it is closed now for construction, but it really needed a face lift!)I've never had an issue with lost/inaccurate paperwork and my requests are always taken seriously. I've lived here three years and am only moving because I leaving Austin.
The buildings are fairly new, and are high quality compared to west campus. However, the engineers that built them did not provide adequate foundations. Bad news...the buildings shifted and my counter has always been crooked. Good news...several years they went through and leveled all the buildings, so the construction is done now!
COMMUTE: I commute to UT every day. It takes approximately 15 minutes during rush hour to get to the C-lots. As far as I know, there aren't any great bus routes from the Palms area to campus, but I always preferred to drive anyway.
SAFETY: I am a single female at UT, so safety is really important to me. The lighting in the parking lots is adequate, but not great. The stairwells are open and always well lit. I have never felt unsafe in the complex, but ladies be careful about the surrounding areas. The Walnut Creek Business Center is very well kept and safe, but the surrounding neighborhoods are dangerous (Stay off of Rundberg Lane!!). There is a Super Wal-Mart five minutes away but I won't go there by myself after dark. Nearest grocery stores that I feel safe at are about 15 minutes away. I've never had an issue with any neighbors...mostly young business professionals that work in the business park.
MAINTENANCE: The maintenance here is always amazing. The same two guys have been working maintenance since I've been here and they are friendly (even helped me carry a couch up the stairs), professional, and fast. Any delay is due to the message not getting from management to the maintenance team.
PARKING: Excellent through most of the complex, but on the right hand side of the complex, they had to restrict parking to residents only (guests can park by the office building inside the gate). This is a gated community, but gates are a superficial safety net...anyone with patience can wait and follow another car in.
NOISE: Recently I have had a noise issue (I think my neighbor got a surround-sound theater system recently), but the insulation between apartments is the best I've ever seen (compared to my friends' aparements). These buildings were originally meant for extended stay business travelers, which may be why the apartments are so well insulated.
APPEARNCE: Great - they keep the landscaping up well.
