I've been renting here for nearly a year now (since Hurricane Katrina).

The Good:
Friendly, kind staff, easy to work with
The view of the creek off my balcony & bdrm window
Quick maintenance response
Easy parking
Good laundry access (Always w/d available)
Roomy
Near Town Lake & downtown

The Bad:
Old
Thin walls & floor/ceilings
Plumbing "sings" (loudly!)
A brief rat infestation that was quickly fixed (but we caught four in one weekend)
Every month or two residents are notified of a break-in of some sort.

I have to say that we've never really had any bug problems, and our hot water & water pressure have been fine. We had one burner on our stove that didn't work, and management replaced the whole unit. With the rats, it took maintenance two visits, but they found the entry point & closed it up well. Even leaving out the baited trap for weeks following produced no more rats. Noise is an issue, so if you're sensitive in that arena, this Timbercreek might not be the best place for you, but if that doesn't bother you so much, it's a comfortable place to live. A tree limb broke during a storm and fell on our car, so be careful parking under the trees during storms (but that's a good general rule in Austin).

Every place has its good points and its bad points, but overall, my experience at Timbercreek has been a good one.

I agree with faerienum's points, save one. Noise is a big problem here. Lots of late night music, lots of drunken parties & poolside bar-b-ques. There are also a couple of families who let their small children run wild at hours of the day and night. I would advise any tenant of Timbercreek who has problems with noise to SPEAK UP and make official complaints with management.

HOWEVER, it is not true that there is a lot of crime. In the past nine months there has only been a single apartment break-in. There have been a few car break-ins, but, frankly, that's what happens when there are hundreds of vehicles parked in such a concentrated area.

I would guess that noisy neighbors and break ins would be a big issue in any large or college town...but the location is great, just depends on how much you will put up with for it!! thanks for the info.
