I lived at Timbercreek for 4 years, and I have an overall good impression of the place. I am a single female who lived by myself for 3 of those years, and never really felt unsafe there at any point.
The Good: You already know it: location, location, location. This is the best location in Austin, hands down. Also, the staff is nice and responsive; the units themselves are in good shape; they just did a bunch of renovations and actually made the place safe (it was literally falling apart before); the pool is awesome; there are usually W/D's available in the laundry room.
The Bad: I had bug problems in both of the units I lived in, but as long as you don't leave food out or anything like that, then it's not that big of a deal. My car was broken into twice last year and someone messed with my bike once, but those were the only bad things that happened to me personally. After speaking with staff, it turns out that most of the really bad crimes that happened were where the robber/attacker/etc knew their victim.
The Ugly: You can't pick your neighbors. I've had all kinds of neighbors, from the really noisy to the really awesome ones. It's true that the walls are really thin and as you walk down the hallways (buildings 1 & 3), you can hear what people are watching on their tv's. If you want to live here, you should be able to stand lots of strange noises at any time of the day or night. And yes, some people are filthy and have no problem leaving their dog's ---- all over the yard. Complain to the staff, and if the staff gets more than one complaint, they contact the tenant, sometimes threating eviction.
However, most of the people that live at Timbercreek stay for a while - don't be afraid to say hello if you pass someone in the hallway, 9 out of 10 people are friendly.
