Community is big for a downtown one. Pool area is nice and the location can't be beaten. They recently resurfaced the whole parking lot, redid all the wood balconies, changed all the hallways inside, gave a thorough paint job on the buildings and even redid the roofs. They will also upgrade to stainless steel appliances inside the apartments. This is a thorough upgrade --they are downtown and will increase the rent accordingly. Yet this will still be the best money for the location in my opinion. There are plenty of trees here, and we are downtown! The buildings 1 and 3 are much better for four reasons: first they are higher so you have a view. Second they are not along the creek so they are more stable and don't risk water running in. Third they are not "on the other side" of the property, where the parking lot is less secure. They have guards patrolling the place but the community is not gated and there is still about 1 car break-in per month. Fourth, there are no washer-dryer hook-ups so you ahve to walk to the laundry room which is in between buildings 1 and 3. Residents are cool, ranging all ages but mostly <35. Hopefully the rent increases will kick the least responsible people out (those loud around the pool) but it might also kick the most artistic. The management is OK I think. They are understandable but sometimes unusual requests are not followed-up. Maintenance sucks and the management puts no pressure. The walls are not that thick so yo sometimes hear your neighbors; I hear mine cuddling all the time and I got used to it. Honestly it wouldn't take much to really improve the community, slightly better grounds (seed, people, seed), fix broken things faster, make a better sign front the street and put a gate around the community! I would describe the community as laid back, definitely south Austin, recently improved. And an overall good deal. lGjq8RUBjvsZjkb5ueji

I basically agree with Anonymous' review. However...buildings 1 and 3 are fine if you want to live in what amounts to a halfway decent hotel. I am quite happy with my second floor one-bedroom apartment on the creek. Great view of the creek & trees. The latter keeps the place cool even during the summer. Also, I have been at Timbercreek for 2.5 years and have NEVER seen ANYONE "patrolling" the grounds. It's pretty safe, though, even if there are too many loud, obnoxious young folks around.
