I lived at University Gardens for 2 years back in 1996-1998. They try to screw you big time, especially with the lease renewal process ("didn't you get it' sorry, we already released your apartment to someone else and you have to move out within 3 days") and raising rents constantly. And they pretty much try to take everything out of your deposit (which is hefty). A lot of the "damage" they tried charging for was due to maintenance problems they never fixed properly (leaky air conditioner, for example, causing the ceiling to partially come down). They didn't comply with my request to be present when they checked out the apartment after we moved out. So when we got nothing back of our deposit, I had to threaten them with a lawsuit, supporting it with all kinds of documentation I saved. They said we didn't clean the place ("it was filthy") when we had 3 people working for hours to clean that place. They even tried to charge me for keys that I returned in their dropslot! Thankfully, they refunded everything after I took action, giving me my money back on the very last day of my ultimatum period.

Don't live here if you can help it. Go with a Granite Properties complex - their management is amazing. I lived for 4 years in West Campus, and 2 of them was with Granite Properties.
