I lived at University Heights for two years. From day one, maintenance was not responsive. The problem there lie in that the management company was completely unwilling to pay overtime or hire enough workers. In the beginning, when the requested maintenance was finally attended to, the maintenance was done at a relatively high standard (relative to cost of rent and age of building). As time went on, maintenance got worse as the maintenance crew changed. Management was unwilling to fix some problems. Near the end of my stay, the grounds were let go, the facilities and amenities were cut back, and the staff became surlier.
Management is not responsive at all. The company which owns the complex is composed of individual investors who decided they could do a better job than a property management company. The problem with such a situation is that they are only concerned with return on investment. It appears as if not a one in the bunch understands business in its entirety. The bottom line is not the only standard for real-estate ventures. If they built value into the complex, the R.O.I.. would be greater. The end result for the residents is poor and unresponsive management.
Theft was definitely a factor. My roommates' cars were broken into multiple times. Lighting in the parking lot is not necessarily adequate for the size of the lot. The area in general is not completely safe. For example, if I were female, I would not venture out of my apartment at night. I was in the management office when Austin P.D. came in once investigating a violet rape in the complex.
It used to be a "ok" place to live. I was a student and the relatively low rent was great. Given the choices available and the area, I would not live there again - not even if I went back to school.
