The Good and the Bad...

Years at this apartment: 2001 - 2002
I am currently living at this complex, and just wanted to leave some comments about the pros and cons of this place.
First, the bad things:
The management will not show you your apartment before you sign your lease. That?s pretty shady if you ask me, but that?s the way it is. When you open the door, the place will probably have a lot of bugs, the ugliest cabinets and countertops you?ve ever seen (puke yellow cabinets with paper peeling off them, and sprayed-on countertops).
As someone else mentioned, the management isn?t that great about handling packages. There have been a couple times where I got a note in my mailbox about a package in the office, and then it wasn?t there. Or the staff had gone home early and I had to wait until the next day to get it. If you work all day like me, you will have a hard time doing any sort of business with the leasing office. Allow more delivery time than average if you need to get something on time.
The laundry rooms are disgusting. They recently installed new washers and dryers, but they have quickly fallen into filth because there are no trashcans! People have no choice but to throw lint and trash on the floor. No one ever comes in to clean, except in the small laundry room in the office building.
Response time for maintenance is slow. We had a hole in the ceiling that was leaking water that didn?t get fixed until two months and several maintenance requests later.
It doesn?t seem to be the safest place. Some of the apartment buildings are far back on the lot and can only be reached through a maze of dark sidewalks. Building numbers are nearly nonexistent -- good luck telling friends how to get to your door. I?ve never heard of anything bad happening in the year I?ve lived here, but I don?t like to go out at night.
No one has designated spaces, and parking is hard to find in the evenings. Don?t expect to find a spot near your door.
Noise is moderate. The layout of the place is such that you can easily hear people outside the apartment, and you can hear most loud talking or music from upstairs or next door. You and your neighbors will just have to respect each other enough to not play loud music too late or have rowdy sex too close to the wall you share with the neighbors. I haven?t had too much trouble, but inconsiderate neighbors could easily make things worse.
And finally, if you?re looking for security in the form of gates, don?t rely on it here. They are broken 90% of the time. Either the entrance or the exit is stuck open most of the time (or both are). Doesn?t matter, anyway...it seems that people who break into cars or apartments might live in the complex.
Now, the positives:
Rent is just about the cheapest we found, if you have a three, four, or five bedroom place. Cable is included in the rent, which seems to be more and more rare in this area.
The rooms are huge. Especially the master bedrooms...you could probably make the walk-in closet into a study or a kid?s room. I?m probably paying the least of anyone I know for the amount of space I have...I laugh at people who live somewhere like College Park, where the rooms are a lot smaller and they still pay more than I do.
This might be just for our particular unit, but we had a new carpet when we moved in. Probably because the previous tenants screwed theirs up too badly. Heh.
The complex is on the Burton Drive shuttle route, which is very convenient if you go to UT. Definitely not as crowded as the Riverside shuttle.
Conclusion:
I recommend this place if you?re looking for a cheap but spacious apartment. But if you?re looking for more luxury, looks, and perks...you?ll have to look elsewhere, and probably pay a little more.
