I concur with others - the new management really sucks!

I've been here almost 3 years now. Like others have stated, the new management that took over after the purchase of Spraddle Creek is driving this place down. I just renewed my lease last week because I didn't have time to find another place to live. As a token of appreciation for being a model tenant that was never once even a day late paying rent, they:

1) Raised my rent $35 for the 2nd time in a row. Okay, I thought I could accept that.
2) Refused to replace my cheap 3-year rated carpet that has been in my apartment for probably over 6 years since the complex was built. They told me it had been replaced shortly before I moved in but I know that was a lie since I had the opportunity to inspect the apartment after the previous tenants moved out and before they cleaned it for me. The carpet was trashed with huge oil stains and I was disappointed that they didn't replace it before I moved in.
3) Changed their late fee policy. Now, if you are even one day late on your rent, they will charge you the "current market value" for the month plus a $100 penalty. Their advertised market value is hugely inflated and is approximately $400 more than their "concession rate" for my apartment unit. Hopefully, I will continue to pay my rent on time but this is an outrage.
4) To top things off, they called me yesterday, a week after I signed my renewal, wanting to discuss my lease. I stopped by the office after work to be informed that they discovered a $550.00 accounting mistake that they made when I transferred to another unit over 2 years ago. Basically, they applied my pet and lease deposit toward my rent instead of transferring it to my new unit. Rather than quietly absorb their mistake, they are pursuing holding me accountable for it.

Aside from my personal grievances with ----- -------, the Senior Manager, they are:

1) Not keeping up the grounds (paint, sprinklers, maintenance, etc.).
2) Being unfriendly towards the residents personally and with their strict notices.
3) Lowering their standards of quality and customer service.

This is a great location; unfortunately, the new management really sucks!

As for your rental increase, that is very reasonable for this type of property. My boyfriend lives in at this property and is very happy with the staff and the property. I worked as a leasing agent for another management company a couple years ago and I want you to know that the new policies that the management is instating has nothing to do with you because it is an industry standard and all properties are doing it. Due to the discrimination laws, they can't treat you differently than anyone who leases off the street. I just thought you and everyone else should know that this is not a personal attack on you but is what frivolous lawsuits have done to the industry.

The problems lie in the inexperience and lack thereof in the Property Manager. She being the go between without any authority (except what she thinks she has). Also, the owners probably never stepped a foot on this property except when the purchase price was right. Herein lies the problem. This Property Manager needs to have direct contact with the owners with a detailed program to tackle the problems (hard to do because her time is divided among three properties) and initiate improvements beneficial to and necessary for the tenants. For example, the owners have invested in renovating the business center entrance with a new configuration of furniture, hiring a new sales associate, planting new flowers around the entrance, eliminating the decrepit canvas sign as one enters ..... all well and good BUT the amenities are lacking for the tenants i.e. Pool Chaises and Chairs (in the budget last summer BUT new owners now, so when they make thier decision on aesthetic choices which I was told, another summer will slip by without adequate pool furniture); Barbeques are rotted out; Both pools are dirty without proper pump and filtration; Whirlpools are not operating; Pool gates locked at night are not opened in the morning, Ants on pool decks; Maintenance Staff ride around on the Golf Cart more than not; Railings on Stairwells are loose; Breezeways need to be power washed....but why should this matter? Our first impressions at the approach is BEAUTIFUL!!!
