The Verandah has the best 2 bedroom floor plans I've ever seen. I stopped looking when I got here. I feel at "home" here and I feel safe. Never had a problem with office staff or maintenance. Maintenance is there super fast when needed and they always fix the problem, they come back if necessary and never forget. One time when I had shoulder surgery they helped me up two flights of stairs with groceries and he told me to tell him when I had to carry anything else.
I do notice that people don't clean up after their dogs - maybe the management could send a note out or something. I do not use the grassy areas, but it turns my stomach to watch from the window.
I've been here three years and didn't hear my downstairs neighbor until this lady moved in with a hyper kid. He is a bit overboard though and she leaves him alone. He bangs his skateboard helmet on the railing of their balcony repetitively until I go out and ask him to please stop. If I leave the mom a note, he is mostly quiet for a couple of weeks. Other apartments I've lived in were 50 times worse than the Verandah, I think we all tend to forget that.
One thing that I think is a bit insulting: I have to downsize for a bit, I don't want to move from this awesome floor plan, but I need to go down to a 1 bedroom for awhile. Management is charging me a $300 transfer fee AND another $400 deposit! How many of us have actually gotten a deposit back after living somewhere for 3 years' I'm clean, organized and immaculate, but I've never received a deposit back. So... I'm stuck because I don't want to break my lease. This is a negative of the Verandah. I feel like they should kick something in for their long time residents who have never paid their rent late.

Excellent post. I lived at the Verandah's for about three years (2004-2007) and loved it. The quality of the service and maintenance is in large part due to the quality of the property manager. The manager who was there was I left in 2007 was fantastic.
I track these posts as if I get back to Austin, I want to rent there again.
Two issues to note. About three months before I moved, I spelt red wine on the gray carpeting. I spoke to the property manager and there was no charge as he wanted to replace the carpeting anyways.
When I moved from the Verandah's I had about a $1,000 deposit with them and left the place for them to clean. I GOT BACK about $880.00 in a refund check. Pretty good.
