cheap, convenient, but very noisy

I lived here almost 4 years.

Comments:

Lovely property with huge trees, off the beaten path but quite close to major thoroughfares.

Rent is competitively priced, but is still higher upon lease renewal than for newcomers.

Maintenance is quickly addressed if it involves the interior of your home; otherwise, security lights, gates, and broken sprinklers can take weeks.

Caring management, but the quality of leasing agents vary widely from courteous and friendly to forbidding and dour. You'll know the minute you meet them.

Parking is difficult, since they're required to have a certain minimum number of parking spaces according to the local ordinances, so they have dozens of tiny spots for "compact cars only." Even a small car can't fit in those spots, and everyone seems to drive SUVs anyway.

Frequent auto break-ins occur, as well as auto vandalisms, like keying, breaking antennas, and so on.

The walls are so thin, I get to enjoy the Surround Sound TV my downstairs neighbor has. I can even tell what channel they're watching. As far as my upstairs neighbors are concerned, well... let's just say their bed squeaks. You can hear everyone's plumbing and bathroom habits on your side of the building. Delightful, really.

Thin walls, part 2: if anyone in your building cooks spicy ethnic food, the whole building gets to smell it inside their homes. For days. I happen to notice that my adjoining neighbors smoke cigarettes. Sometimes it's not plain tobacco. Walls are not well insulated.

The fitness center is small but would be adequate, if they kept everything fixed. However, since they have a TV with free cable on it, kids hang out in the fitness room in the evenings to watch TV, and vandalize the exercise machines. If broken, it could take 3 months before someone repairs it, if ever. There's one elliptical that has been broken the whole time I've been there.

There are several junk cars that are parked perpetually in one spot without current tags. There was one parked out by the front gate for 3 months, with no hood and 4 flat tires. A bit of an eyesore, and right out front for prospective tenants to see. Strange that they left it there so long.

Overall, the location was good, but the neighborhood seems to be going downhill.
