Don't waste your time on this place

There have been several incidents over the past two years that forced me to reside elsewhere.

The Village at Gracy Farms advertises itself as a gated community. However, in early 2005 a man was able to simply walk/drive through the security gate and fatally stab a resident in her own apartment. There have been several weeks when one or more of the security gates were either non-functional, in disrepair, or removed completely. There has also been more than one instance of residents being accosted by vagrants requesting either money and/or transportation, lingering near the parking area.

The Village at Gracy Farms offers reserved parking garages and carports. During one month I was unable to use my reserved parking space four times! As three of the four occurrences took place after Management Office hours, I was prohibited from contacting the office to request tow truck removal of the vehicle.

The last time took place during Management Office hours. I contacted the office, and after explaining the situation, I was informed that there is difficulty in enforcing the removal of vehicles. Apparently in most cases, the vehicles typically vacate the spaces voluntarily before the tow truck arrives. The Office assistant offered to document the vehicle s license plate information. I was also informed that I would be notified when the situation developed further. This did not take place, nor was a tow truck even dispatched. I returned to the space later that evening to simply find my space vacant.

An additional item that also falls under the category of Staff Effectiveness was an additional incentive that was offered to me upon my final lease renewal. I was informed that the carpeting in my apartment would be steam cleaned free of charge. I scheduled several appointments for this to take place. After the third appointment had passed without any notification as to why the cleaning never took place, or even an attempt at another rescheduling, I simply gave up.

The final item regarding Staff Effectiveness involves running water services were unavailable to several buildings for nearly an entire weekend. I walked in to find my door unlocked, several lights in my apartment left on, and no running water. I immediately contacted the Management Office which was closed expecting at least some type of explanation on the outgoing message, to which there was none. I contacted the after hours phone line to finally receive an explanation. I was also told I would be notified by phone when running water would be restored. This did not take place for the next two days, and only after placing several calls to the after hours emergency phone line did someone return my call to notify me that service had been restored.

In conclusion, as a result of the instances listed above, and my feelings regarding the general appearance of the property (and its residents) recently, as well as the ineffectiveness/unavailability of the Management Staff, I would not recommend this apartment complex to anyone.

I was told by the staff that those are not security gates. They are access gates. They are there to control the flow of traffic, not for security. Indeed, the cipher locks on the walk through gates have been gone for at least a year. 2 months ago I came out one morning to find that someone had punched in the side of my one year old car, causing $2,000 worth of damage. I mentioned this to the front office. "Did you call the police?" "Of course I called the police." "Did they take DNA samples?" I almost lost it. APD is going to take DNA samples on $2K of vandalism? Yes, I do remember the water outage. Thankfully mine only lasted a day. It appears to me that the property is being prepped for sale. I see all the signs of this (I know commercial real estate agents). That would be very, very good if it were sold. That would make owner #4 - 6. I spent some years in the Middle East so I'm unclear on how many owners this place has had. Well, notice that they are going to wash down the buildings. That on top of painting all of the iron work. New girls (I don't care if I'm not being PC here) in the office. Yup, the place is being either prepped for sale or word has gotten around about TVAGF and they're trying to do damage control. Lord knows that they monitor this. So many anonymous posts which, for example, assert that people pay $287 to get their cars towed. Well, I had a carport, and I was given the same treatment as was mentioned: take down the number, we'll try to find out which resident is using your spot and ask them to move their car. I agree with those who say that this site is a waste of time when sock puppets for the management counter each post with THE ACTUAL TRUTH. HAHAHAHAHA GGGGG

I agree with tpal above. I believe the property is being prepped for sale. And ALL of us pray to God that the owners take ------ and her crew with them... Please God! Some of us cannot easily move due to living JUST ONE BLOCK from work, etc. This place was REALLY REALLY nice before. I pray the management changes before what's left of the reputation for being a nice place to live is completely destroyed. They rent to tumbleweeds that blow through here every few months and refuse to fix anything to prop up their "profit margins"? See how a HUGE DROP in the sales price will hit 'em.
