So many people like to flame apartments simply because they don't get their way. Sad but true, it is evident in their writings. Several of these posts are either flat out lies, or filled with misinformation. One review was mostly correct but even it had some flaws. For starters NONE of the managers have a daughter working at the complex. Secondly, my lease CLEARLY states rent is considered LATE on the 2nd. Apparently there are people who also believe that gated communities are 100% safe and intrusion free. If you are one of these people please slap yourself now. It is a DETERRENT people. Another item is garbage on the grounds. You must realize that the garbage is NOT put there by the complex - its by your litterbug neighbors!! The complex cant be there to pick up trash 24/7. I could go on all day people...
So if you are an intellignet person and realize that an apartment complex is a business like any other and that they like a credit card company can and will penalize you for breaking the rules and missing the deadlines, and that you are never going to find a 100% noise free, trash free, moron free complex - then you should find my review helpful.
However, if you are a typical moron thinking the world revolves around you and that you deserve a break because of this or that or that you want to live in fantasy land apartments where everyone is quiet and respectful, no one litters & the mgmt will love you always and let you and everyone else off the hook because you didnt pay your effing rent on time - then this will not be helpful.
Pros, cons, & Inbetweens
Here are the Pros:
*Upgraded units are quite lovely. New appliances, granite tops - really sharp
*Pretty spacious floorplans with decent pricing. I pay way less than $1 per sq/ft
*Built pretty well. My unit has always stayed at the temp i keep it at. Elec Bills are not outrageous because of this.
*Pool looks great and well kept - dont know about the pool furniture tho
*Grounds are kept reasonably clean
*Great location. Easy to get in and out of, and super close to Mopac
*Balconies are very spacious and generally plenty of storage
*Maintenance generally done quickly and accurately
*on the west side of the complex, noise hasnt been an issue on this side for me
The Cons:
*they do not hold any UPS/DHL/FEDEX packages. Only US Mail packages are left as required by federal govt. This is a real problem for me. Others may not be so irritated by it.
*although the grounds are ok it gets a little dirty around the dumpsters. seems like they need to up the garbage collection by a day. Maintenance does not pick up around the dumpsters as they should
*lots of balcony restrictions. only plants, patio furniture & chairs allowed
*sinks are very shallow
*There is a train track near the east side. I would imagine vibration is an issue for some. However, freight trains do not use this line except on occasion. CapMetro light rail will use this line tho. On the west side the trains can be heard but none has ever woken me up. I am a heavy sleeper tho. No vibrations on that side at all. If you want to be safe just aim for the west side of the complex.
Inbetweens:
*generally enough parking, and always a few carports open but i could see how people without carports may complain at full occupancy.
*pool furniture may be an issue - it doesnt look to be newish (i dont know honestly)
*workout room is not active which means either someone was right about the outdated equip or we are all just lazy here. i dont know
*could use a few more walkways, some routes are just easier to use but get muddy when it rains so would be nice to have a few more
*Mgmt can be pretty strict without much leeway for anything. Occcasionally it is nice to have a break but if its in the rules they are within their right.
All in all it is really not a bad place to live. I have been irritated by restrictions being enforced, yes, especially the balcony one - but hey - I signed the contract. I knew the rules going in. I personally wish that the rules were such that I could keep things on the balcony that were at least not causing a severe detraction of asthetics but the rules are the rules. The complex has never charged me for anything I didnt incur on my very own, they havent been rude or beligerant to me, and have always addressed my needs. They have adhered to my lease to the letter to this very day.
I personally have had a few times where i couldnt get my rent on time, but I have let them know in advance (as opposed to springing it on them at the last minute) and only one time have I ever had a serious problem with making my rent but still we worked it out, and I was not charged late fees. And no I do not work at the complex. Just a little older and maybe a little wiser. One girl in the office is not particularly good with customer service so I would recommend seeing Amber, or Denise if you swing by. I personally am not planning on continuing staying here because im picky about kitchens, and the UPS package thing really irritates me. But I would totally recommend the apartment complex to others if those things didnt bother them. It has been one of the nicer places I have lived. Hopefully you found this review helpful.
