I had a good review written about this place back in January. I am now editing it.

I hate living at the Villas on Guadalupe. It looks nice on the outside and to people that don't live there, but it is so dirty and gross on the inside. I have written numerous complaints and concerns to corporate (University House) and have never once received a reply.

The security officer is yet another incompetent addition to the property. He does nothing whatsoever but sit in the office at night and play games on the computers. He does not, I repeat, DOES NOT, control the noise levels at 4 in the morning and definitely does not patrol the grounds or prevent vandalism. In addition, the whole property is in violation of countless Fire Codes, yet no one seems to care! When I wrote the property manager about the lack of cleanliness around the property, she replied that she would send out a "letter to all of the residents reminding them of the community guidelines." RIGHT! I'm sure a letter will clear everything up. By the way, it's been 3 weeks and still no letter.

Another fine answer I got from the property manager in another email about the condition of the property, particularly after the property was vandalized yet again, was "such is the case in college communities." Did management really just say that'!


I renewed my lease for next year, but already canceled my renewal. My friends that live here too have noticed the downward spiral that is the Villas. Unless you like broken bottles all over the place, trash in hallways, a filthy pool and hot tub, and a dilapidated apartment community, I suggest you stay away from the Villas on Guadalupe.
