Don't Give In to Management!

The management will try to charge you extra in addition to your security deposit so they can replace the carpeting and doors, regardless of whether they are damaged or not! Document everything and keep a copy of the incoming inspection report. Take photographs of everything when you move in. Document everything that is submitted to the apartment management and maintain a copy. Absolutely insist on an joint exit inspection otherwise you will be dealing with attorneys and collection agencies.
If you don't mind these things and paying an exorbitant amount of monthly rent this is the apartment for you.

In my opinion, the villas is the worst "nice-looking" complex around the UT campus. I lived there for three years and consider myself an expert on their dealings. Believe me, none of these reviews are exaggerations. It is all true! These people are crazy to think they can continue running a business like this. Overpriced, management is incompetent, the place is built with the poorest quality materials available...the list goes on.
Management fronts friendliness and a 'what can i do for you' attitude, but anyone who knows people can see right through the BS. They are fake, incompetent and incapable of doing anything aside from handing you a lease to sign.
Just like the management, the building itself is falling apart from the inside. The new paint and signs make it appear nice, but there is mold inside the AC ducts (visible from the vents), the walls are thin, and the place is always filthy.
They will charge you for everything they can possibly think of on move-out. I have heard of them asking for upwards of $600 for repairs and cleaning--and that is after they take your deposit. Some might be justifiable, but most of them are entirely fabricated. All ex-villas residents should unite and file a class action lawsuit to recover all these charges they dreamed up.

The stuff about the security deposit is true. They tried to charge me hundreds of dollars BEYOND the security deposit, and when I asked to see my condition forms they couldn't produce them. Hmmm, how did they determine what I damaged then?
