Management has changed and as of 2007 conditions are terrible

I would like to note that things have changed drastically at this complex since 2004 when I first moved in. It used to be managed by a different person along with a different maintenance lady (Lindsay and Michelle) both of whom did a great job. Another reviewer even speaks to this.

Unfortunately, this past year they changed managers and the new one has no idea what he is doing, and the rest of the management company seems apathetic to say the least.

I will explain each rating of mine to make this more fair.

Office Staff: 1 star, this may be the worst part of it all. My problem was with the smoking issue mentioned below in "construction". The apartment leases say that smoking is not allowed in the apartment. You may think this protects you, but as soon as your management company decides not to enforce their own rules like this one did/does then it doesn't matter what it says. I have no problem with people smoking in their own home, but I do have an issue when it comes directly out of my vents like it did in this case. The management did NOTHING about this despite 3 months of complaints, and formal legal letters (to be fair, they offered to get rid of the smell, as if I cared about the smell more than the carcinogens, they also offered an ozone machine, it doesn't take a scientist to know that that crap doesn't work, but I am a scientist, it doesn't work), so I eventually duct taped the vents shut and can now never use the heater or AC.

Parking: 3 stars, the parking as of right now is adaquate but that is because there are many vacancies in the complex. When there weren't, parking was a total nightmare.

Noise level: 1 star, the earlier manager used to take in mostly students and so noise levels were at typical hours. Things have changed. One time, I and a neighbor both walked out at 3am on a Wednesday to what sounded like a man screaming and crying, but was actually singing along to loud music.

Grounds: 1 star, people throw parties now and are not held accountable for their mess so there are beer bottles and cigarettes everywhere all the time

Safety: 1 star, this is mostly because of the parties and random people who come in and out of the complex now. It used to be that there was a locked gate to the place, but now the gate is broken and open all the time.

Construction: 2 stars, my apartment, might have only been mine, had problems with the ventillation system. Smoke from the smokers down below would come out whenever I turned on the heat or AC. The management said this was impossible, even though it was happening when they visited. They "couldn't smell a thing" but nicely admit to constantly being around smoke anyways so maybe they weren't the best judge, they never did anything anyways.

Maintenance: 1 star, they say there's maintenance but if you ever call they threaten to charge you like $60 if they don't think it's an emergency. When I lived here before maintenance was constantly around, and now, I don't even know what he/she looks like.

I agree completely. This place has gotten way worse recently.

I agree with the person who wrote the previous review. This place used to be nice and quiet during my first year. Maintenance and staff used to be responsive in 2005-2006. There used to be many engineering students living here. However, the management changed and things became an absoulute nightmare. First of all, maintenance problems I called in would mostly be ignored. They use a subcontractor to do the maintenance I think. you would have to call almost everyday for weeks to get something fixed. One time the shower sewage backed up and it would not drain. In many years of apartment living, I never seen anything like that. I had to call in for several days to get that fixed. My friends lived in apartment 207 of 307 side. That place smelled disgusting. like there was mold growing somewhere and that problem never got fixed. I bet they could have sued the management if he had measured the mold level. Ask youself. do you really wanna deal with this kind of s*** when you live in an apartment? Second, the noise level of the rowdy neighbors was unbearable. Partly, it has to do with the apartment structure. But mostly bad neighbors. A couple of guys moved in first floor, and they would often host parties from thursday to saturday. During the winter break, it got really bad and they partied almost everyday. And it would be fine if they just shut the door and hang out inside. But they would crank up the music, loitered outside the apartment drinking and smoking until 2,3,4am. I would understand if it were just during the weekends. I would be more forgiving if they did not put a couch outside like a white trash and trashed the whole apartment complex with cigarette butts and broken bottles. But some people just do not have respect for others and make people miserable. Worst of all, the apartment management did nothing, I mean NOTHING about it for several months. Eventually they got evicted after their drunken friends fought and broke windows. I was tempted to call the cops many times. But i knew it wouldn't have put a stop to this. Plus, the wall is paper-thin. One time I woke up to my neighbor getting down at 3am. I had trouble sleeping at night time to time because of the noise level. Ask yourself again. Do you wanna put up with this s*** when the management allow people like this live here? Tierra Property Management, you are lucky I didn't sue your ass
