Based on our experience:
Terrible management response to any problems with apt.
Terrible maintenance
Non-negotiable policies regarding rent payments and issues
Dont tell you about ways to use facilities or online capabilities
Cars always driving super fast throughout the complex
Car wash is a hose...ha
Very adult place lots of illegal activity rique things at pool areas
Renting Mgrs make promises that Property Mgr / Corporate Owner cannot or will not keep
Broken facilities, gates, security
They make deals with towing companies to tow cars without stickers that they do not provide then they get money from towing company to allow them in at odd times
Sell property as quiet - joke
We moved out after 3 months

The part about the towing company is true!!! Waters Park allows All-About-Towing to enter the "gated community" in the middle of the night to tow residents' cars without a legitimate reason. It costs $200 (in cash) to get your car back and which is VERY inconvenient and unreasonable! The Water's Park management company probably gets some kick-back for the deal... I do NOT recommend renting here!
