The Good:
The location can't be beat. It's very close to MoPac and close to all N Austin companies. Though, closeness to MoPac has it's own perils (discussed below) The landscaping is pleasing and the two pools and fitness center are nice. The convenience of paying online is also a nice touch.
The Bad:
The complex was built in 1995. The apartments show their age in many respects - the appliances are old, squeaky and rather loud and the walls sooty (and with dents in some places). The internal roads were full of potholes when I resided.(this could have changed now after repeated complaints) Driving inside was quite unpleasant because of rash drivers and the suspension-crushing speed bumps near the bridge. Speed bumps are required all over but could have been built better. Getting in and out of the complex could be a 5 minute dangerous game during rush hours. They opened a back entrance gate recently, but management will, of course charge you to get in through that gate. Management would always try to nickle and dime you - though it's the same in most apt. complexes.
The Ugly:
The place has a big roaches problem. Management will feign ignorance and claim that the place never had a problem but checking with neighbors indeed revealed the opposite. We had two treatments done but the pests returned after a few months.
The attitude of the management leaves a lot to be desired. They're the most considerate and polite people to talk to before you moved in and then everything changes after you move in. They behaved rudely with us more often than not. Their attitude was the biggest downers during our stay at Waters Park. If there's a problem contend with them at your own risk.

I strongly second the convenience of paying rent and water online. The back gate has been functional for some time now. Anybody can exit, but to enter, you have to rent the remote entry device. If I remember correctly, it was $40 for the year. They're not planning to put in a keypad at that gate. It's an extraordinary inconvenience. |
