INCOMPETENT WORKERS, SCREW YOU AT EVERY CHANCE THEY GET

This is the absolute WORST apartment complex I've EVER lived at. And prior to this, I lived on West Campus for the last 3 years. West Campus is run by a bunch of students and realtors, where as Westdale Parke is run by a CORPORATE office, yet somehow the CORPORATE office is SOO much more incompetent and unprofessional compared to the people in West Campus. The employees here are completely incompetent and truly try to screw you at every chance they get.

1. Every month, they usually send you the water bill 3 weeks or a month in advance of the due date. During the holidays, when everyone has already left town, they send you the bill ONE week before the due date INTENTIONALLY. And yes, I check my mail every day because I have the Blockbuster movie rental service through the mail.

2. They don't allow you to take the contract home to read it BEFORE you sign it, and if you're busy like me, you don't have the time to sit there IN THEIR office for 3 hours going through the contract. When you DO sign it, they don't go over ANY of it with you and just speed you through the process, flipping the pages for you. And then later when RANDOM charges appear out of no where that you were NEVER informed of, they tell you, "It's in your contract." When really, busy people like myself, have no time to come in and sit down and read the contract on THEIR time. Oh, and you can't do it on the weekends either. So I suppose their ideal tenants are jobless bums who have all the time in the world to sit there and talk things over with them.

3. They offer a bill pay option online, but they don't follow what you instruct them to do AT ALL. On the online form, i filled it out saying to pay XXX amount, instead they decide randomly what they want to charge you, and charge you YYY amount REGARDLESS of what you had written down. Now if I were someone who had strict financial spendings, this would absolutely infuriate me. Fortunately for them, I have the financial flexibility to deal with their incompetency. Patience, no.

4. Along with the bill pay online, there's an automatic monthly bill pay option. I selected it and received an email confirmation showing that i selected this option. I called the next month to CONFIRM that the bill pay actually went through, because I know how incompetent they are and expected them to screw me somehow anyway, and of course, it DIDN'T. So after I spoke with their retarded financial manager, -----, he said yes it was fine and he would fix it. Half a month later, I check my statement, and SOMEHOW regardless of how much I had put on the online bill pay option, they still managed to charge me OVER $100 in late fees. Again, this is AFTER I had talked to them to fix it, and somehow they STILL overcharged me.

5. Maintenace took OVER A MONTH to fix my issues.

Overall -- management SUCKS TERRIBLY.

---- - Can barely speak English and doesn't understand a lick of half of the ridiculous situations they put me in.
----- - nice, but is new and doesn't know half of the policies and how to deal with issues that arise, and trust me, they WILL.


as far as the apartment goes, the previous tenants apparently smoked, and the smell will not go away. they're apparently using the field in front of my apartment as some dumping ground. there's all sorts of rubble, pipes, and other debris just left sitting in front of my apartment for me to view every morning when i wake up and before i go to sleep.


other random things you should know that they never tell you
- pet deposit is not a deposit. it's a FEE of $400 that you never get back
- they charge random fees for pest control into your rent (that doesn't seem to work because I still have random things getting in).
- water bill is billed by the usage of your building. so even if you use 1 ounce of water, you get charged for everyone elses usage too.


I never fill out these sort of things, but I hate this place so much that I felt the need to.

Management Response: 1. All Water Bills are mailed out approximately 20 days before the due date. During the month of December the bills were a little late getting to the residents due to the Postal Service being delayed from the Holiday rush. We would never intentially make the bills runs late. The billing is done every month at the same time. 2. We do allow the residents to read over the contract if they so choose to. We also provided them with a copy of all the paperwork as soon as they sign it. If someone wants to read over the contract before signing, we are more than happy to allow them that courtesy. We have also even allowed them to sign it at home on their own time, and can return the original at their leisure. Most residents opt to have us go over the lease with them, which we hit on the high points of the lease. Also we never just Randomly charge anything without it being in the lease. In fact most of the charges are on the first page of the lease. The only monthly fees a resident are responsible for paying are: Rent, Water, Trash, Gas, and Pest Control. Of course there are fees associated with all leases for violations, and being late and things of that nature. It is true that we do not normally sign contracts on the weekend, we normally only have one office assistant in the office on the weekends and normally they are busy showing the community to future residents. However, we do make many attempts to get the contract signed early so as to avoid being rushed at the end. We realize that all individuals gets busy in their lives, however we must all make time to take care of all our business including our living arrangments. We try to make this as quick and painless as possible for the residents and we do everything in our power to assure that the residents have all the convenience they need to get things signed. 3. In regards to the online payment, we realize that with all the fees that are associated with our lease that many people find it difficult to keep up with all the fees. So when a resident pays online, most of the time the resident may forget to include the $3 Pest control fee, or the water bill, so we will include that for them so they do not have to worry about getting a notice from the property saying that they have a past due amount. I have had several residents say that they were not sure and they OVER estimated on their payment and we only charged what was due. Again we only try to make things convenient for the resident. There is also a notes section on the credit card page that they can let management know of any concerns and or issues they may have while they make their payment. 4. In regards to the auto draft payment system, like all things nothing is ever without a hitch in the system every now and then. I assure you that all was taken care of that month, and we did apologize to the resident for the mix up, and the payments have gone through without and problem ever since. The pet fee referred to at the end of the posting listed here is a $400 nonrefundable fee, and it does say that on the Pet Addendum that everyone signs when they move in. The Pest Control fee is on Random it is a flat $3 fee that is stated on the front page of the lease. Our water billing is allocated. Which means that the usage bill is shared among the residents in the building. Being that this property was built in 1979, they do not have indidual meters. Again, this is something that is also in the Lease when you sign and move in. It is also explained to you as well. Most older propertys have boiler systems and do not have individual meters. That is something you would find on a newer property. Again we want all our residents to be happy here and enjoy their stay here, however it is also up to the resident to ensure that they understand everything they are signing. We do everything we can to explain everything to the resident, however that is the reason for the contract, that way everything is in writing, and there is no confusion. We are also more than willing to go over any part of the contract that is not clear to the resident. A resident just has to ask for assistance, and we will be more than happy to assist them. "Also we never just Randomly charge anything without it being in the lease." This is a flat out lie. At least when I was there they decided to start charging for water and pest control. To do this they put announcements on everyone's doors saying we owed $5 for pest control and $15 for water, due next month. Some of us complained because it wasn't in our lease so they couldn't do that to us. Lord knows how many people just paid it. Then they switched from a flat water fee to the meter thing, which turned out higher than $15 (which I assume is why they went to the metered bit).
