Dalcor is evil, and here's why

For those in the know around Austin, it's a simple fact: Dalcor is a despicable company that "milks" properties they buy. Don't believe me' Try this search on google:
dalcor site:apartmentratings.com
How to "milk a property", Dalcor-style:
1) Buy the Property
2) Keep the rates at market, and count on prime location and young & naive students to fill the place up.
3) Maximize profits by doing little or *NO MAINTENANCE*.
4) Count on people not speaking up about basic health problems, and count on the city's bureaucracy being too slow and clunky to come down on your a$$ for violations.
5) After a few years, "dump" the place and let the next company pick up the pieces.
They've done this alot. They're like locusts - they leave a trail of destruction and decay wherever they go, and they don't care one bit, since they're just out for their own greedy corporate self-interest.
...And all of this is a shame, because this is (well, WAS) a really nice property. Some of the units even have downtown skyline views! But insect problems, and basic problems with sanitation and water, unfortunately, scream "Keep Away." I wouldn't live here as long as the sign out front has "A Dalcor Property" on it.
