Wonderful complex, even if you're not a student!

This place is clean and well-maintained. The owner lives in another state but I've heard that of his many properties, it's the one he's keeping in good shape to give to his kids once they're old enough. It shows. When we moved in, we received a new stove and fridge. The apartment was freshly painted, and new carpets were installed. In the last few months, the parking lot was resurfaced and the exteriors of the buildings were all repainted.

The maintenance man, Brandon, is a really nice guy and always does impeccable work. He's very easy to get along with and treats tenants with respect.

The property manager lives on the site. The former manager Nathan just left a few months ago. He was probably the best property manager I've ever had in ten years of renting. He knew how to keep partying students in line. (Hint: Have parents co-sign the lease so they get a copy of every noise warning issued to their kids.) But at the same time, he wasn't a tyrant. And he treated his tenants as people, not just revenue streams. No manager could be as good as Nathan, but the new hire, Marge seems to be settling into her new position.

We paid $745 for a two-story 2 BR with 1 full bath and 2 half baths. In Sept 2008, they wanted to raise the rent to $770. I still think Woodwillow is great value for the neighborhood. Walkscore.com (a great site, just enter an address to find nearby amenities) gives the neighborhood a rating of "somewhat walkable" which seems about right. You'll need a car to live here, but it's like that for almost everywhere in Austin.

Bottom line: If this is your price range, you'll be hard pressed to find anything even remotely as good in South Austin, while remaining north of Ben White Boulevard.
