I am also a previous manager at Sterling Falls. It's all about Michael B Smuck (MBS) and the way he runs his business. Do you really know the reason why the corporate office is located in Louisiana' Do you really know how many times Michael B Smuck has filed bankruptcy because he can't pay his bills' If not, you need to check into all this.

Sterling Falls will never see any light: the City of Bedford is fed up!! And you can't blame them. The code issues will never get resolved 100%. He will do a quick fix and you will be back in the same boat next year.

You will never be able to find a decent maintenance employee because your vendor does not do credit. They require a check first before you can even order parts, and at that, it sometimes takes 2 months before getting a check to repair residents issues. Pulling parts from vacant units, (and I'm sure you have a lot), is absurd. Asking residents to stay in a hotel because you cannot get freon is the most ridiculous thing i've ever heard. What an inconvenience to the resident.

Asking an employee to work in the office without electric (because MBS did not pay the bill) is crazy. The water been cut off to the property because the bill has not gotten paid on several occassions. You too will soon find out the REAL issues!! Are you able to get office supplies, or are you having to pay for it out of your pocket and submit receipts to the corporate office and pray you get reimbursed.

Sterling Falls is a DUMP along with all the other MBS properties, so prospective renters, be sure you ask the leasing agent who the management company is. If they tell you MBS, avoid them like the plaque, because if you don't, you will be living in hell the next 6 months.
