Shoal Creek is not that old, but it's falling apart due to neglect of the new Colonial Village management company that came in a few years back (and already on the 3rd manager). Prior to Colonial Village, the property was kept nice and in good order.

Now it is covered in doggie poop, they removed the dumpsters so people leave trash bags all over, beer cans will collect on the ground beneath balconies and personal bbq grills are left laying about in hazardous locations. All those are in violation of the lease, but it looks like it is never enforced.

You also should expect to keep things to the letter of the law when asking for maintenance service. We asked the manager for some maintenance service... a week later, it was not done, so we just cancelled the request - that is nothing new. But we've heard them tell potential resident that they get to all maintenance requests within 48 hours.

Speaking of promises to new residents... they spent the majority of a year renovating the front office while giving the impression that it was intended to be for the resident's benefit. The new office is little more than an attempt to impress potential residents and has zilch to offer existing customers. In fact, we've seen enough to give us reason to feel that Colonial Village at Shoal Creek does very little to take care of existing customers.

Back to maintenance... there have been at least 3 maintenance supervisors in the past year (sorta like the managers). One barely lasted at all, and the crew that is here now is more often seen sitting in the maintenance carts while talking to someone. In the meantime, there are public areas with broken fixtures that go for over a week. It's like they haven't heard of preventitive maintenance.

They have a bit before our lease is up, so we hope they can turn it all around before we come to that decision. We'd like to see them worry half as much about existing customers as they do about the ones they're hoping to sucker into signing up.

On the plus side, the 2 leasing agents are easy to deal with.

All that is true. The maintenance guys couldn't shuffle their feet any slower if they tried. You almost expect to find them copping a nap beneath a tree on the far side of the property. Same goes for the holier-than-thou manager that thinks she has a mind like a steel trap (expect that it's obviously rusted shut). Based on discussions with neighbors, I've heard a lot about what does and doesn't happen around this property and it's a shame. This place has a nice location with nice access to things. It's too bad that Erin, the previous manager, left with the previous management company. If there are any honest people working for Colonial Village, they should consider finding a better company to work for before their name gets associated with the Third Reich of apartment management companies. I hope the FCC's legal action toward the 'bulk billing' of the cable service gets settled before I move out. I'd like to see the look on their face when they have to repay the fees for the cable service they are forcing on people that live here. I've also been here a while and am not expecting to renew when the lease is up.
