Beware excessive late fees. Staff is eager to collect $50 plus $10/day late plus any discount for that month (in my case, about $100). The staff has nailed renters the day the fees become late and there are no reminders.

Other contract terms are stacked in management's favor, including a host of clauses which allow entry to your apt. You are required to pay trash fees even if you cart your own trash.

Some appliances perform poorly, esp the dishwasher which sometimes redistributes particles instead of banishing them.

Road noise is a problem since the complex is on a rise topping I-20.

Icy areas do not appear to be treated with salt or sand.

Access can be difficult, since the staff may not be diligent about entering your gate code.

Finally, 3 banks of giant backbone power lines run the complex on 2 sides. Check the EPA and FCC .gov websites and you will see the admission that the jury is still out on effects from power lines and other ELF.

Common area is only available by reservation, and then only for 2 hours each time.

2 internet terminals and printer are available in another common area, but a bandwidth test on them showed only less than 85Kbps, not great compared to 56K dialup.
