If your moving here to save money.....don't! They will nickle & dime you to death. It cost us over $3000 to transfer from a 2 bedroom to a 3 bedroom. Make sure you know that they require a 60 day vacate notice. I gave a 45 day notice and I'm still required to pay $704.52 for 14 days after I will be moved out. I killed over 9 mice in my garage and when I requested maintenance for the issue I was told it would be 1 1/2 weeks before they would be out. Not to mention all the personal belongings being stored in boxes that had to be thrown away due to mice feces. Although I pay my rent by the first....know that there is not a policy of due on the 1st....late by the 3rd. It's due on the 1st late after the 1st. I had left several messages for the office team during my stay that were never returned. Also note that there will be a charge for EVERYTHING....$50.00 replacement fee for the gate opener. An additional $100 month to month fee if you do not renew your lease. Out of my $800 pet-deposit, only $500 was refundable. You would think with over charging the tenants that they would upgrade the cheap fixtures including ceiling fans, lights, blinds, fake granite counters, & linoleum floors. The staff has never been personal and certainly don't go out of there way to make you feel at home.

Glad to see that someone is at least concerned, but Victorian Quarters was built to sell! They are not an apartment community managed by Lincoln Property Company (http://www.lincolnproperty.com) or AMLI Residental Partners / Bridgestreet Worldwide (www.amli.com). Victorian Quarters will nickle and dime you! They are not there to help you. Breaking the lease includes many fees that other apartment management companies do NOT require. Breaking the lease should only require the tenant to repay the fee on the contract 60 day notice. Victorian Quarters breaking a lease includes paying back EVERY discount they have ever waived (Example: application fee, market rent minus what you pay (NO ONE PAYS MARKET RENT ANY WHERE). So if you lived at Victorian Quarters for 10 months of the 12 month contract and your VQ's market rent is $1000, the tenant's rent being $725, that means the tenant has to pay the $700 fee to break the lease as stated on the contract, PLUS $275 times 7 = $1925. A move out will always cost WELL over $2000 at Victorian Quarters. They do not work with you. Don't care to and are usually pretty rude throughout the process. Getting them to return calls was also an issue. Call any apartment complex with Lincoln or AMLI, and they do not have fees that will "kill" you like Victorian Quarters. Also, those companies will work out a payment plan with you so that you can still live your life normally and not have to eat beans from a can for a year, while you are trying to recover from the $2000 loss while paying rent and/or paying a house mortgage. On the Victoria Quarters website there is nothing about taking care of the tenants. No links for Residents Services. Amenties only mention appliances and tangible things like mini-blinds, kitchen appliances, icemakers, etc., etc. There is ZERO passion or committment to their tenants, and their lack of "Total Customer Satisifaction" is unfortunate. I hope that Shelia McDowell can make some changes at the apartment complex. I see little change in how VQ has treated their tenants over the years. There is no heart.

You signed the contract that stated everything in it. Most complexes have these fees. It sucks that you were put in the position to pay them, but lets be honest... YOU SIGNED THE LEASE. To come back 10 months after and complain about it is riduculous. I live here and love it. Everyone in the office has been great to me and very nice. If you have a problem with a complex that follows rules and keeps word to their legally binding contracts, don't bother coming. I am sure you can find a complex that is $300 a month that will do anything for your business. And as we all know, these are great places to live. I mean get real people! Buy a house if you can't deal with leases.

Why are you so concerned with everyones businesss if you're happy, stay happy!!! Obviously you have no life, because I could find better things to do with my time than read reviews. Get over it, this is a site where tenants can vent and inform others of their bad experiences. Go get a JOB!!!

thanks everyone.........i am trying to deal with an agent online...this was a recommended property...i am in va....moving back to texas.......i was certainly glad to be made aware of possible charge backs... thanks again.....i hope mrs mcdowell..straightens some things out........in the meantme..i'll search for some lincoln managed..thanks
