We rented from On-Line for a year and a half (until we bought a home).

We had to call the emergency maintenance service when our a/c went out and again when our water heater went out. In both cases the maintenance crew was very quick to respond and get everything replaced/fixed. Even one weekend when our neighbors flooded our unit a plumber came out and stopped the flooding immediately.

Honestly, I don't think you could ask for more from a management company.
