Signature Parks appears nice on the surface. They have relatively new buildings, the staff is friendly upon initial move-in, and with a few exceptions, it is a quiet, comfortable place to live. However, upon moving, everything changes. The staff becomes unfriendly and not helpful. Any problems are seen as your fault, whether or not they are, and they will not listen to any arguments or evidence you have to the contrary. In addition, they may advertise as pet friendly, but this is a terribly false impression. Do not choose to live here?it is not worth it despite any offers they may give you (like a month?s free rent); if you already do, please take the advice below:





Be sure to make them give you a list of their expectations for move-out. They do not offer this without prompting, and they may even tell you they don?t have one (this happened to me, and I had to obtain a copy from my neighbor). Also, request to be present during move-out inspection. If they try to tell you that it?s not standard and that they can?t give you a relatively reasonable time period in which they can inspect it, MAKE THEM give you an appointment. If you don?t, this gives them the opportunity to screw you.





If you have pets, have the carpets professionally and chemically cleaned whether or not the animal has ever urinated or defecated on the carpet. If you don?t, they will likely replace the entire carpet and charge you for the entire cost (they don?t take into account depreciation), and they will add extraneous charges as well. This is their way of never having to pay for carpet expenses.





Not only do they try to suck the security deposit dry and charge you for as much as they can, they do not refund the ?deposit? for the gate openers. Someone who is still willing to talk with them should call them on this. As for me, I hope never to have to interact with that horrid management again.
