BEWARE: SECTION 8 PROPERTY!

THIS IS A SECTION 8 PROPERTY! No one will disclose that to you when you lease an apartment. There are huge gangs of kids, both who live here and who live next door, wandering around the property all the time fighting and vandalizing things.
THE TV IN THE GYM HAS BEEN STOLEN TWICE! Probably by the ghetto people who live here. All the new "improvements" have been torn up already by trashy people and their unsupervised children.
The walls are so thin that I could hear my upstairs neighbor peeing in her bathroom! I can smell everything my Middle-Eastern neighbors cook! It's disgusting.
The low-class office staff changes every 5 minutes and the last manager I saw had a visible tattoo on her arm and stood outside chain-smoking all the time. They have an "oh well" attitude about everything like they're doing us a favor by letting us live here.
I can't wait until my lease is up! I don't care how much I have to pay to get out of here. No monetary savings or convenience is worth all this!

Manager's Response |

| LumaCorp properties do, in fact, accept Housing Assistance Program vouchers toward monthly rent. They must meet the same stringent screening requirements as all other residents of our community. We have been working to resolve the juvenile loitering issue. I ask that any resident seeing any of the juvenile activity mentioned above, contact the 24-hour emergency line (972) 492-5578 at any time and request that the Courtesy Monitor (who is a Carrollton Police officer) be paged. We have been banning any teens found to not reside on the property. Federal law prohibits discriminating against families with children, so we can't make them go away entirely, but we have and can make them less obtrusive. As you note, this is a neighborhood issue, not just an Indian Creek issue, so it will take all of us working together to keep it under control. I have not heard the complaint regarding thin walls before, so you may have an insulation issue. Please submit a service request so that we may probe the wall and investigate further. I was most surprised by your description of our office staff. Mandie, the assistant manager, is a five-year employee of Lumacorp, and is approaching her first anniversary at Indian Creek. We do have various support staff and temporary employees that have helped to fill the vacant manager and leasing positions, but we do not hire quickly and are seeking only the best candidates. I am excited to report that we now have a resident manager (who does not have tattoos) that we are very excited about, and I encourage you to stop by to meet Sandey. Speaking of which, we do have a policy prohibiting visible tattoos on our employees, so I would love to know who you are referring to so that I may take appropriate action. Thank you for taking the time to post your comments. We view ApartmentRatings as a valuable tool to "take our resident's temperature". I encourage others to post so that I may understand how widespread your feelings are. At LumaCorp, we are always seeking to improve, and these trying economic times have not changed that. We pride ourselves on providing a high-quality living experience at affordable prices, so let me know what else I can do to facilitate that during the rest of your stay. Reach me at my office at 214-361-6666x103, or email me at imattingly@lumacorp.com. -Ian Mattingly, Regional Supervisor | |
