I just moved here at the end of July, and am frustrated with a problem which is why I'm posting here. This is a long account. If you want the short and dirty just scroll to the bottom.

Red Stone Ranch advertises that washers and dryers are included in the price of the rent, but I have yet to see my washer and dryer and the office staff is only giving vague promises. The first hint of trouble was when I was still looking for a place. When I viewed the demo, the representative told me that a washer and dryer "may not be available when I first move in". I asked her how long I would be without one and she just shrugged, but her wording suggested it wouldn't be too long. I can live a week or two without doing laundry, and going to the laundramat once isn't a big deal, so I put a deposit down - this was in May.

Three weeks after I moved in, I sent an email to the office asking when my washer and dryer would be installed, and was told "we hope them to be delivered before the end of August". Well, now it's September 1st, and I went to the office today to again inquire about when I would get the units, and was told I was "on the plan for September", and they had no idea when I would get them.

While the lady I spoke to was very nice and I believe she was genuinely sorry for the predictament (She asked me what "we could do to help"), the timing and phrase she used made it obvious (to me anyway - I worked customer service for a long time and learned a lot of tricks) that it was an attempt to pre-emptively disarm and pacify me into accepting an unsastisfactory compromise - probably a much practiced conversation as I stole a glance at the rather longish list of other apartments also still waiting on a washer and dryer.

I wanted a credit of $25 for each month I did not have a washer and dryer since that is what it costs, not including tax, to rent one. But Red Stone Ranch is not offering any credits or refunds (unless the manager will approve it - not likely, but still pending). I was advised of a "special rate" to rent the units at Appliance Warehouse, and that would probably be around $15 a month. This means that if I rent from Appliance Warehouse or go the the laundrymat, it's actually costing me about $45 MORE each month to live here than what was promised.

Many problems that occur get dumped on the office staffs heads, even if it is not really their fault. This problem may have been caused by their main office, the delivery company, a shortage of techinicnas, or really anything, so I won't blame the office for this (though of course, it is possible it is their fault). HOWEVER, I would like to gather information from current tenants to see how long it took for their washers and dryers to arrive - if my story is not unique (as the list suggests), the office staff needs to relate this information to potential tenants, and not just shrug non-commitally.

The short and dirty:
It's cheap, which will probably always keep it full of people. The floorplans are pretty spacious, but not very orginal. The patios are large. The trash receptable is far away from many apartments. The walls and floors are just standard cheap apartment and I can often hear my upstairs neighbor clomping around (I'm sure they are just walking normally). In other words, "it's a place to live", not great, but not terrible. The fact that I still do not have a washer and dryer after five weeks (three months since it's been known that they would be needed) makes me concerned. If I run into another problem... will it take three months to get it fixed'

That does sound pretty awful. I live on the 3rd floor, might be why I haven't seen many problems.
