I've been renting here for almost a year and when my lease is up, provided the price doesn't go up several hundred dollars, I will renew. I've read many of the other posts..and while I have to agree with some of the points, ironically I can still recommend the place because it is a good fit for *me*. You have to take the other points in context.
For the price, amenities, and location this complex can still be a good choice for many apartment dwellers. Allow me to address some of the other reviewers' points and you will see what I mean.
Gates -- Yes, there are some times when the gates are left open. I've found it most often happens on holiday weekends (i.e. big moving weekends) and that doesn't bother me. Yes, the front gates have currently been open for the past few days. Soon enough they will be fixed and closed. Realistically, I do not find the gates to be a "safety" feature. If someone wants to stalk you, they can climb over, tailgate, or walk through a side gate. I find the gates to be more useful at preventing the random drive thru of a loud blaring cruiser.
Maintenance -- Yes, when I moved in maintenance was listed as a problem and sure enough! Through the summer I repeatedly called for the same problem. Each time, I was treated very courteously and very apologetically. Finally, in early Fall I was told there was new maintenance staff and the problem was remedied. In early winter I called with 2 more problems one morning. Those items were fixed the same day I called... so from my perspective, my issues with maintenance have been satisfactorily resolved.
Parking -- There are paid garage stalls and paid parking by the door available. As a result, that limits non-paid parking right by the door. I don't pay for parking, so I don't expect a great spot. It's fabulous when I randomly get the non-paid spot by the door...but by the same token when I have to park the equivalent of one "Wal-mart" row over from my front door, I don't consider that bad or "no" parking. There has been only 1 time in the last year when I had to park by a building other than my own... I came home at the wee hours in the morning and it was a big holiday weekend. I'm not surprised. If you keep your average person's workday hours (leaving after 7, coming home between 5 and 7), you'll get a space by your building.
Pool -- The pool, as lovely as it is, can get crowded on a Saturday afternoon. Duh. Try it Sunday morning when it first opens (around 10 am)...not a soul to be found, clean, and quiet.
Neighbors and noise -- I'm sorry, but to the other reviewers. HELLO. We live in apartments. It's the luck of the draw on who your neighbors are. I lucked out at this complex. My neighbors are all nice, quiet, and polite. We say hi, mind our own business, and no one rocks out until 2 am with their stereos. In my previous apartment complex, I could hear the neighbors SNEEZE in their own apartments. Here, the worst I've heard is a loud thud of the weight set when my neighbors overhead dropped it during moving day. I live in a 3 bedroom unit that faces out on the street.. what that means is it is stand alone unit from the perspective that no one is on my side walls, but I do have people above me. So low neighbor noise, but high road noise in one of the bedrooms.
Grounds -- This is one area that I will say has declined since I've been here. There is more trash laying around than when I first moved in...what I don't know yet is if it is just a hazard of the winter months and it will be cleaner in the summer with more frequent landscape maintenance or not. Also, there is not as much enforcement of the pet clean up as there used to be. One of the nice things about this complex is that it allows for large dogs...but as a result, there's more poop to scoop. Some folks do a great job at those, many do not.
And that's all I have on the negatives...if you'll note, they are no more bothersome than other apartment buildings.
Pluses and Perks and Pests -- Maintenance does an exceptional job of keeping the bug population at bay. The apartments are well built and well sealed, so there is just not an overrun of unwelcome guests. I've had less bug problems here than I've had in homes I've personally owned before. There are other perks offered by the complex -- trash pickup 2x a week, free treats periodically (free breakfast, free dinner, parties and giveaways), free fitness center. What no one else has mentioned are the repeated surveys that we have the option to complete to discuss any of the negatives. I even got a $10 gift card at a local restaurant with the request to fill one out. Nice!
One of the biggest perks which is a personal thing, is the location. I like the schools. If I move further south on Parmer, the apartment choices there are zoned for a different ISD and those apartments have to hear the train. Further north on Parmer you pay the same price or more, and those apartments do not have the convenience of the park and regional walking trail across the street.
So, as I said before take this review and the previous reviews in context for yourself. For the price, I get over 1300 square feet, great schools, crown molding, tons of storage space, a regional park and play area within walking distance, and privacy. I am minutes away from Lakeline Mall, 183, 45, 620 or the small town quiet of Leander. It works well for me. It may work for you as well.

Yeah, they're not buzzwords. I'm a freelance writer for a living so I can actually spell and punctuate. Therefore, I do not work for the property, I swim on Sunday mornings from 10 to 11 when the pool is OPEN, I walk my ONE child to the park on a regular basis, and I will be using my gift card to Chili's for my birthday dinner.

That's hilarious, somebody who clearly works here just took the rental brochure and re-wrote it in a review. Try the pool on a Sunday morning? I would but that's when they clean it. I remember because at the time I wasn't working Sundays so I thought "Great, pool!" and when I went over there the guy was like "Sorry, cleaning, if I let you sit by it then kids will jump in." Great! And as for neighbors, I've lived in plenty of other apts before also, it's the CHARACTER of those who they allow to RENT here that is disturbing. Freakin my new neighbors (who ALSO have a "3 bedroom unit that faces out on the street" that is a "stand-alone unit" if you're gonna leave reviews of your own employer's property try to use fewer buzzwords, yes?) have like four children living with them or at least staying there all the time and people LOUDLY bang on their door at well past 1:00 am more than once in the past week. Also good job on mentioning the $10 gift card. LOL Who does that? Oh right, Silverado employees. Have a nice day.
