I lived here for two years. Overall, it's a good deal for the price.
Pros:
-Nice backyard commons area for the downstairs units
-Free cable, but no internet
-Full-sized washer and dryer capabilities
-Great location
-Ceiling fans in every room
-Large kitchen
Cons:
-Very drafty
-Loud garbage trucks at Kroger in the middle of the night
-Broken lounge chairs in pool area
-Sketchy maintenance
-Tiny bathroom
While I wouldn't call the neighborhood unsafe, it can be a little uncomfortable at times. The police have responded to calls at a duplex across the street a half dozen times. There are also a lot of people walking around the complex at all hours. The location is nice, but Anderson is a busy street and you can hear traffic all the time.
As far as parties or disturbances go, the complex is quiet. It's mostly families or grad students.
The maintenance is inconsistent. If something is broken, they will fix it, but don't expect any upgrades. My water pressure in the shower started dropping and they refused to replace the faucet. So for the last few months I had to shower with half of the normal water pressure, which was no good in the winter.
Before I moved, I told them that if they would replace the carpet in my living room I would renew my lease. They refused, despite the fact the carpet was matted down and stained in some areas from a previous tenant. The complex isn't anywhere near full, so their decision surprised me.
This is a clear cut case of you get what you pay for.
