My experience with The Arbors was probably the best I have ever had with any apartment in College Station (and I moved into a new place every year I was there). It isn't a gated community, but most people pass it without a second look; I felt really safe there.

Most of the staff was very pleasant with me except for the manager--she was usually very surly, and it seemed as though the rules of the apartment were not applicable to her. She has a medium to large-breed dog in her personal apartment and they are not allowed for regular tenants. She also called me the month before I was scheduled to move out asking if I could move out of the apartment sooner because someone needed the apartment now. I thought that was pretty rude.

--Anytime I ever had a maintenance issue, they resolved it very quickly.
--Plenty of opportunities to meet your neighbors; they held social events during every holiday (and sometimes just for kicks). Notes are left on the door all the time.
--Instead of paying a set amount for rent every month, they include the cost of water in the bill, which is mailed to you. Water was never more than $2 per month and electricity was never less than $75/month for a one bedroom apartment.
--Each apartment has one covered parking spot. I found that most of the time, there were plenty of guest parking spaces.
--Trash pickup is at certain locations in front of each building between the hours of 7 and 9 a.m. If you miss trash pickup, you have to go all the way to the other side of the complex and put your trash in the dumpster.
--I never had any issue with crime while I was there, even when there were woods behind the building. There were some feral cats who would come around every so often, but kept away from people.
--Cable and internet were free and usually very good quality. Free HBO!

Overall, I only had a few issues with the apartment. First, during the last few months of living there, new apartment buildings were being constructed right behind my building. It was extremely noisy, and more days than I could count, I woke too early to the sound of beeping machinery and the rattling of my walls. **I was warned by management before moving in that there would be construction behind my apartment, so I can't say that's their fault.** Secondly, the walls were pretty thin. I could hear people talking outside my apartment and walking down the stairs all the time. Whenever a neighbor had music on, I could hear it through the walls. I could also hear it when my upstairs neighbor came home because you can hear every footstep through the ceiling. Lastly, I had a bit of a pest issue. I requested that the exterminator come out to spray for roaches after I moved in, and he did, but months after that they came back and they were HUGE. There was also an issue with spiders. When I moved out, they were everywhere near the baseboards. ICK!

I really liked this place more than any other place I've been. Most of the time you have to deal with terribly rude office staff and maintenance that never gets finished. I wish there were more apartments like this in Houston.
