Good layout and location, Greedy and inflexible management

I recently moved out of Meadows Point after living there for four years. The apartment location and layout is great. Lots of green space between buildings, great noise proofing, quiet neighbors for the most part, and fast, free internet. The apartments themselves are badly painted (thick layers from repeated painting, paint on fixtures and counters) and poorly maintained, not really unusual in college station, but for the price you would expect more.

Unfortunately, the way this place is managed leaves much to be desired. The general staff puts forth the effort to pretend to care about the tenants and that's about it. In the time I lived there, they lost my lease contract (talk about a lot of personal info to go missing), rented my apartment to someone else during my lease, had me come in to sign another one, then started double billing me each month for 3 months despite my repeated conversations with the accountant each month, in which she told me, each time, it was fixed. If you attempt a lease of less than 9 months, be prepared to pay over $100 extra a month. I ran into a problem with this after 3.5 years of living there. I was hoping since I had been willing to work with them in the past, they would return the favor. Nope. Another odd thing is the head manager doesn't speak directly with tenants. You talk to the general staff made up of college students, and they walk 10 feet to her office and relay your requests. I'm not sure if anyone is actually in there, they always return with the same answer, "we can't do that".

Other than that, I spent 2 years with a leaky air conditioner, as various maintanence crew blew out the drain line over and over again to no effect. Finally one noticed the drain pan was below the drain line and fixed it. Fan went out for about 4 days until they finally figured it out (yep, no AC in the summer). And to top it all off, when I moved out they charged me for replacing the AC drain pan (something I had really no access to).

Then there are the car breakins which seem to be seasonal, although recently they did up the bike police patrols through the area due to some guy selling dope on a bike (talked to one of the bike cops about it). About 2 years ago, some ex boyfriend crashed his jeep into an apartment building in a drunken rage (trying to run over what he thought was his ex's new boyfriend, which turned out to be her brother).

All in all, I enjoyed my time until I had to try to work with the management. Neighbors are friendly. As long as you keep a standard lease (and copies of it in case they lose yours and try to rent it to someone else), you probably would never have to deal with the management until move out time. Eventually, though, you'll have to talk with them after you move out about the unusual and outrageous charges they applied to your security deposit. Or send your lawyer.

I understand everything that you are saying, but why would you spend four years there then?

I hate moving and, honestly, at the time I felt most of the apartments in the College Station area are poorly managed and treat tenants like cattle. When they decided to charge me over $700/mo for a 1 bedroom just to sign a 6 month lease, I was finally motivated to find somewhere else. And I found some of the newer apartments on the East side of HWY6 have management that actually respect their tenants and make living there a pleasure. Believe me, I've been kicking myself since for not moving sooner.
